I’ve been a land broker for 16 years, so take my comments for whatever value you think it’s worth:

Spend $500 and hire a photographer to do a photo shoot. Take all new pics and limit game cam pictures to a few of only the best ones. Take out all pictures of a personal nature; take down all pics of harvests ( unless it’s of a notable mention, big deer or bear ) no pics of your family, friends working, UTV’s, etc. focus on property features; tanks, fields, edges, etc. really showcase the property.

IMO you have too many game cam pics, too many pics of a personal nature and not enough of the property itself. Looks like a very nice place.

I would also shorten up the write up to include pertinent facts and features, don’t over elaborate on the listing.

There comes a time for all of us. I’m 81 and know that I’ll soon have to sell my 133 acres South of Bowie. Hitting the point where I’m getting dependent on grandsons and son in law to do things. I hate not being able to stomp my own snakes. Arthritis isn’t much fun.

Sold...well almost......just got a cash offer (contract) for the full asking price, but I haven't closed yet.
I expect that will take about three weeks since no banks will be involved.
Starting my search for another small property that I can enjoy as I am fixing it up, then sell for a small profit.
