This lease is located on the Red River about halfway between Quannah and Childress. 1900 acres and 10 guns @ $2,150 a gun.

5 spots to fill.


• The land consists of mesquites, shin oaks, yuccas, and native grasses. The terrain on about 1200 acres is very hilly sugar sand with lots of draws for the deer to meander through. The NW part of the property is flat and red dirt, gets very slick and muddy with rain. There are 2 tanks on the property. 4 wheel drive is a must, or bring an ATV/SxS.

• Camp is setup with plenty of room for campers or containers, but there is no electricity or water. Generators are fine. There is a community cook shack to get out of the weather.

• 1 buck and 4 doe county, no antler restrictions but that doesn’t mean if it’s brown it’s down. We are reducing the amount of hunters and feeders on the property in hopes of improving each hunters chance of seeing and killing a nice deer. We are working on getting MLDP for this year, registration opens May first so we won’t know anything until later on. We have a good amount of Turkey, pigs, and coyotes to keep you entertained year around. There’s also good dove hunting at the tanks, and some ducks.

• Realistically 130 inch bucks are common, with 140’s being a possibility. This property is low fence on all sides. The closest wheat fields have all gone to high fenced and drove the deer out last year which really increases the amount of deer on our property. There’s not much hunting pressure from the neighbors based on shots heard from neighboring properties.

• Feed is up to you. I feed year around, you can if you want to or not. This may be somewhat dictated by what the state biologist says when they do their assessment. There is cattle on the property, so you may want a feed pen.

• The hunting areas are already in place, and you will have your choice of what is available on a first come first serve basis. You will need a stand and a feeder of your own.

• NO GUESTS PER THE OWNER. Wife and kids are allowed.

I have been on this property for 9 years. The guys that got off were on it for 15 years. Most of them their kids aged out and they are off to other adventures.

I will be out there the weekend of April 28-30 if anybody wants to come see the place. I don’t have pictures of the deer because I deleted all of them from my camera from last year not expecting to have to fill spots. I will try and find what I can from texts, but I delete most of those too.

Can you explain how the areas are setup. Approx size and I guess you are limited to just your area? Are there common roads through all areas where there will be cross traffic of other members? Thanks

The main road is 1 big loop before you go to the north side of the property. Som of the stands are close to road and some aren’t. 1 of the stand the road goes between it and the feeder. Not an ideal setup, it’s been that way for 15+ years, and that stand holds the record for biggest buck killed on the property. Most areas have decent open spaces, up to prob a 200-250 yard shot, one spot is very small and ideal for a bow hunter and that stand has a ton of activity.

It’s only been a week!! If he had said it was already full I would of thought less of his interviewing process.
Although, it’s so dirt cheap that it will go fast if he takes anybody with a heartbeat.
