In the market for some land, but definitely on a budget up to $150K cash. Would like 15+ acres. Use would be for investment purposes, but also to enjoy for shooting, hunting dove (especially), a couple of deer stands and hogs and just a place to put a travel trailer on and have as a getaway. Prefer west of 35 and within three or so hours of Fort Worth.

I've looked at several listed places, but they just haven't been the right spot or fit. If anyone has or knows of anything, please let me know.

My opinion is not worth anything. Remember that. But if you are looking for an investment. I would look more to spending
$5,000 per acre instead of the $10,000. The $5,000 will go up faster and more in value than the $10,000. If you pick the
right property. I've always been told that you make your money when you buy the land, not when you sell it. I'm on my 4th
property right now and that has been true for me. Don't get in a hurry, don't let emotions get involved, buy at right price.

That isn’t any kind of a strategy in choosing investment property. The $5k/acre land around here went up to around $7500/acre. The $10k/acre stuff went up to around $20k/acre.

Depends entirely on location and some economic factors in how much an area will appreciate

I did what you’re doing about 40 years ago. My strategy was calling a lot of realtors within the range that I wild travel. Finally hit one that paid off.

Define your parameters.

so many factors involved - does the land have water?? Number one question IMO

who are your neighbors? is electric available?? Not trying to persuade you to not buy some land but man there are ALOT of skanky properties out there - find an experienced realtor you trust and go from there - good luck

I know you're limited financially, but "a couple of deer stands" are not going to work on a budget of $150k within 3 hours of DFW. Maybe look at getting partners to get something bigger and better that close to DFW. Or look at going way Southwest towards Ozona where the land becomes a lot more barren, dry, and rocky, but significantly cheaper and more available.

Land prices have gotten crazy in the past few years. I bought my place in Montague county in 2019 for $3,300 an acre. Now there are 3 places right by me all around 15-25 acres for sale and they are asking $15-$18,000 an acre.

Buddy of mine did what you are trying to do but he ended up 3 hours east instead of west. Might want to look that direction.

They.are chopping up a new place by me up there but much less at $8,500 an acre for dirt and a few mesquite trees. Was $2 to $3k an acre.just 5 years ago. Its nuts all these people moving to the middle of nowhere and can't even shoot a gun now much less hunt a dove. On one fence we have 11 households now and structures. It was pasture land with not even a barn for past 100 years. The GW contacted us for the first time ever asking if we have any weird stuff on our cams on that side. Said they are dealing with incidents in the area from all the new folks. Luckily made one take his feeder down he put on the fence along the county road for safety of both of them. Local kids will shoot anything up there. I don't care what you say. 10 acres is not safe to hunt with no trees. And every rural list now says live with no neighbors near historic (fill in the blank). Dairy Queen makes it historic. Rant over

Appears that the OP is in or around Fort Worth. So, to go East, he would have to cut through Dallas. And, nobody in their right mind would want to that on Friday afternoon.

Define you parameters. How far, on Friday afternoon or Saturday morning, are you willing to drive? How much time? The further you drive from civilization, the cheaper the prices.

What is your budget? What are your goals and expectations? Be realistic. Spend some time on the puter finding out what is available within your parameters.

I keep up with land prices because I have land outside of Bowie that I or my widow will probably sell someday. And, at 80 yoa, it will probably be her when I’m gone.

I did this stuff a LONG time ago when prices were more realistic.
