How should a lease be per ac say west
In lueders tx with no quality deer
27ac they wanting to change me $1800 yr

Pendulum swings both ways. If it doesn't fill your need and the price seems high then look for something else. Smaller places are highly dependent on neighbors. You can't make it a better place if it's small and has a bunch of other small acreage around it.

Similar to buying the smallest house in a neighborhood, your price per square will nearly always be higher than the bigger homes.

At $60+ per acre, seems on the high side. I could see $1250-1500. on the higher end.

That's insane regardless if smaller places cost more per acre. They shouldn't cost 500% more! And neither do smaller houses cost 5x the price per sq ft of a bigger house. I wouldn't pay over $800 for a place that small near Leuders.

Per acre lease prices are out the window these days. It used to be a consistent way to measure the market value. But now it’s rare because every place offers something different and the owners capitalize on it.
