what should be done to keep them up? i have a wood frame metal skinned building. do the screw washers rot (im sure they do) the building was put up in 2015

That's the beauty of them. Not much maintenance required. Keep them clean and they look good for a long time. As for the washers and screws, the smaller size 10's and 12's with pure black rubber are the worst, but will still give reliable 10-15 years of service. The newer high quality EPDM ones will las as long as the screws (40-50 years). If you just want to buy time, a dab of rubberized paint will buy 5 more years.

If you do end up with problems of them working loose and not sealing in heavy water areas, them replace them with quality ones, and go up to the larger size #14 ones with EPDM washers, and you can go a 1/4" longer also. You won't have to worry about it for the rest of your life

that was my thought in the beginning and may still be. mite give it a wash this spring thanks blank! dont eat to much tonite! gotta save room for tommorow!
