After getting many of these in Spring/Summer, had most recent one come in mail two days ago. Right around $5K per acre on unimproved SW Young county acreage that I paid $1650 per nearly 15 years ago. Like to hunt too much otherwise would be giving some serious thoughts about it. Anyone else still getting these cash offers, no surveys involved?

I get them all the time. Most I have been offered is $12K an acre. Land next to me is selling for $15K so it is a no brainer.

I’ve been following some land pricing. Burleson county up to 30k per acre for smaller tracts up to 30 acres. Mills county up to 10k per acre up-to around 75 acres. Thoughts on pricing going into the new year with recession fears and interest rates?

They offer an absurd amount of money, tie it up for a long time under option then try and raise an investment group or assign the contract at a profit to a 3rd party. When they fail to do either they terminate the contract.

Seen it a bunch of time here recently.

I’m always suspect of unsolicited offers.

Had a realtor send my uncle an email offering him $5,000 an acre for his 62 acres in Cass Co. That’s about $1500 more than what it’s really worth. He accepted, then reached out to me. Before she executed the contract, she came up with some BS about how she had talked to a few local realtors and they had given her different comps than what she could pull. Now she was only offering $3000 per acre. When he told her no, and told her they wouldn’t be doing any business together, she got all “I’m getting my attorneys involved “

I was getting offers on land that I had given away a year earlier! Vultures going through tax offices looking for absentee land owners! They will set land prices and old family land will get broke up and the remainder will be taxed out of most peoples ability to keep in family. Think in Oklahoma they want right ways or tracts of land for dope grows.

My cozying is buying 120 acres in Central Oklahoma for $3000 an acre. Great price IMO considering it’s 30 minutes from his work, which I believe is in Sapulpa(sp?). 40 acres is crop land and he’s already got a pot grower that’s going to lease it for $500 an acre per year.

Home, 2 rentals in metroplex and 133 acres of recreational (junk) land South of Bowie in Montague County. My phones never stop ringing and the mailbox fills up.

I no longer answer my home phone due to real estate cold calls.

We were hounded by a solar farm project 2 years ago that thankfully feel through due to lack of capacity in current transmission lines. Now we have representatives from a wind farm project wanting to lease our property.
This green energy crap needs to go away!

Frio county is getting a lot of them too. Big farm just went in Dimmit outside Carrizo Springs.

As long as you aren't too close to the T line you should be somewhat safe. That is what they like to remain close to so it's cheaper and won't have to get collection line easement's through uninterested parties. They like to get someone along the T line then build their projects from there.

The one in Carrizo they brought the transmission line to them.

I hate wind turbines but I’m even less of a fan of solar farms.

Completely decimates the land.


The liberal tree huggers should be up in arms over this but they seem to be very quiet in the subject.
