When the lease you are hunting on sold, is their a legal or customary time the land owner has to give you to remove your equipment?

Ours sold last year to a developer, had 1 month to get everything off, which wasn't much.. Fast Forward to the end of that month, new owner says, lease it free for another year., Things aren't going as planned. This was back in may.

Generally it’s 30 days notice, but depends on how the lease is written

That should be specified in the lease. If not, then you are sort of out of luck. Several folks including my buddy lost their lease due to a say and all were out several months of lease time, but not enough for any to try to take the previous landowner to court. He got away with their money. The new owner isn't a signatory to the lease. He doesn't owe you anything.

That should be specified in the lease. Yup. While it wasn't a lease situation, we closed on our place on November 9th. We still let the fellas who were hunting the place (family and friends of the owner) hunt that year since they had been working the land all year to prepare for the season. But they did have to put up with me hunting the place a few weekends too, though.

Never put down roots on a lease. Be ready to leave on short notice and don't look back. It's why all my stands are either pop ups or ladder or tripod stands that can all be taken down and removed in one day or less. I also bring my ATV back home soon after the season ends.

Never put down roots on a lease. Be ready to leave on short notice and don't look back. Been on mine for 17 years and fully realize this. We have four more years remaining on our contract and that doesn’t change my perception.

Previous owner sells his land to me and my current neighbor and doesn’t tell the hunter who had leased it and had feeders and blinds on the property. The first he hears of it was when the closing had just happened. Poor hunter is worried about losing his stuff to the new owners. If he’d have asked, we would have let him get his stuff off, but he is scared of losing it so he sneaks in, drives through an old fence. It was very muddy and he ruts up the place then gets stuck axle deep in the back of the property.
So yeah, anytime you’re leasing you should be prepared to pack up on short notice.

I wonder how this is different from a pasture lease for cattle. We purchased some additional ranch land recently that had a two year lease on it. This jammed up our deal until the grazer was made whole. Guess it depends on how the lease is worded.

Owner ought to have to disclose there’s a lease and he should be responsible for making the leasee whole. In a perfect world, I guess.

Thanks to all who replied. I guess it boils down to if you are "Old School" are not. Seems now days you're mostly SOL. What a shame.

I would get my stuff off ASAP. I once lost a lease I was on in Starr County. As soon as I was notified, I called the landowner and told him I was working 7 days/week and wouldn't have a day off to come get my stuff until x number of weeks. Asked him if that would be OK, as I was supervising 3 different crews at work so taking off was a bad idea. He said no problem, and thanks for letting him know. So I get my weekend off and when I get to the lease, ALL of my stuff is gone, and I had a lot of stuff down there. Stolen, and of course no one has any idea what happened. I should have just taken off and got my stuff right away.

skinnberback lesson is good advise. Go get your stuff asap. Things happen. One lease lost that very same day I was notified I make 5.5 hr drive to lease, hooked up my rv and drove it back home. Unhooked and hooked up 16' trailer and drove right back to lease to get my blinds and feeders. double turn around, long drives but well worth it as my rv, blinds and feeders were too much invested to take a chance on...well you know disappearing. Leasing has disadvantages and I hate moving leases but I like hunting larger properties and can't afford to own as much acreage and upkeep that I can enjoy with a lease payment. I don`t think it`s old school at all, it`s just good business to CYA and get your stuff off ASAP. Don`t give someone the opportunity to take your stuff if you intend to keep it. That term gets used a lot for one reason or another when someone got screwed out of something or is about to. Never expect someone to have the same values as you do, and you won`t be disappointed. FYI.. I am on a lease now and been on several others where people have left their blinds, feeders and even old campers when they got off or run off.
