I know we have a lot of DFW area folks here…
I’ve been looking for every possible reason/opportunity to GTFO of Houston. Short side of the story is I now potentially have an opportunity to move to the DFW area
I travel a lot for work, so I’m not at all looking to be “inside” of the metro area, but just generally in the area
I’m looking to buy some acreage, anywhere from 10 to 100…as this next move I do will be the last move I do for a few decades ideally
It’s hard to find sites with accurate info on land sites. I don’t care if there’s a house or barns or anything there or not. Would prefer there would be, even if a fixer upper, as we’ll be custom building a couple houses on the property either way (will be hosting my folks and the in laws on the property until they age beyond our ability to assist at home)
Are there good sites or realtors you guys recommend that’ll give me the breakdown of taxes, existing ag sites, etc? I’m looking to be away from school districts to avoid the taxes and if I can get into a larger plot, would like an existing Ag tax exemption that I could upkeep.
I also don’t care if it needs clearing
Would prefer something that’s within 20-30 minutes of town, not any specific town, but to where we can make grocery runs or go in to town to eat dinner etc
In the Houston area I use the HAR website as it shows tax breakdowns but it’s not as good for the DFW metro area

Personally I’d look at East TX if you want the most for your $$$$. I’m biased to Mineola/Wood co. If you’re considering 100acres near DFW I’d assume you are coming into this with a healthy budget.

I really have nothing to offer, but it would seem to me somewhere out around Weatherford might not be bad.

You will have to get lucky to find what you’re looking for. That’s what everyone up there is looking for too.

DFW is built different than Houston or SA.
20-30 minutes from town, not gonna happen. Hour from town, you’re looking at least 15k an acre. If you’re lucky.

Damn bro, that's yankee territory. Bro you know my south Texas genes have always said anything from DFW up is basically Canada Personally I’d look at East TX if you want the most for your $$$$. I’m biased to Mineola/Wood co. If you’re considering 100acres near DFW I’d assume you are coming into this with a healthy budget. Lots of good options in east Texas as well that could lead into pine harvesting and hunt leasing You will have to get lucky to find what you’re looking for. That’s what everyone up there is looking for too. Seeing plenty of 30-80 acre plots that are easily feasible, but the sites don’t show if they have existing ag exemption or what their tax rates are etc I really have nothing to offer, but it would seem to me somewhere out around Weatherford might not be bad. It’s wonderful, here, if you can afford $50,000 an acre. Beats the crap out of the greater Houston area pricing….

Define town. Do you need good internet? Interstate accessibility an issue? Kids?
Okay just read last post. Within an hour of metroplex. That mean of dfw airport? Downtown Dallas? Downtown Fort Worth or an hour from the edge of the bubble?
Hour no traffic?

I’ve lived around the metroplex for the last 12 years. If I had to commute I’d live in Decatur. If I didn’t have to go into the city every day I’d move to Graham or Jacksboro.

Hour no traffic? Town…meaning an HEB and a place that serves food and preferably some booze. Real easy lol No kids Don’t care about internet (I use hotspots anyway) Don’t care about interstate accessibility An hour within the DFW airport would definitely be nice but I only fly a few times a year And yea hour with no traffic, I make my own schedule so I can go into town

We only would “need” to go into town every week or so for groceries, but I travel by driving most of the state and neighboring states, wife is full time work from home running some of my businesses/projects. A local pub would be nice as we do like to get out and get served drinks from time to time but I’d rather pour a glass of scotch and have a cigar on a porch swing looking over the land more than anything else

Be bordering that hour from Dfw deal not sure. But within an hour of the airport no traffic your north, north west counties Cooke, montague, wise would probably be your safer bet. Though I have a friend that bought a place in Italy Texas and says he can get to dfw in an hour no traffic. We don’t have HEBs. Couple being built in the burbs. One coming to Mellisa

I travel all week by vehicle selling parts. I live in Graham and do very little business here. This little town of 8K has everything I need and is just close enough to the city. I wouldn’t live here if I were single but it is perfect for my family. I fish quite a bit and can be on PK in 20 minutes or lake Graham in 5.

Well surprisingly I just looked and while Grayson county is further east and further straight line from the airport the drive is better. Guess 121 makes that so.
So I’d look at Grayson and Cooke counties. Lands not cheap here but it’s not anywhere.
Good luck

I’ll second the Wood County suggestion from the first response. Taxes are lower here than any county between us and DFW. Mineola, which I live 5 minutes outside of close to Holbrook, has Walmart and brookshires, a few restaurants, and several fast food joints. Whataburger, McDonald’s, Taco Bell etc. I’m thinking I’m 35 minutes away from Tyler. They have pretty much everything including good healthcare. Everything except a grown up airport that is. They do have one though with regular flights.
