Back in early July we closed on a mess of a house. The price was right, the rehab budget was 1.5x the purchase price, and so far we are over budget lol444

Look at this beauty

Foundation got a complete redo, 20+ piers, all new timber around the perimeter and almost every beam underneath was replaced.

Not much to see, but you can see the damage, nothing was supporting the toilet except 2 sheets of laminate flooring.

Rented a gas powered vacuum for the attic insulation. That was the only insulation in the house, nothing in the walls.

Dropped the sheet rock from the ceilings and walls, this is a full gut job and will make it easier in the plumber and electrician.

Today was fun. They definitely don’t build stuff today like they did back then. Front porch steps were poured in place and solid as hell, thankfully not metal was used. An hour with a 10 pound sledge and they were gone. Found 2 old railroad spikes in the front yard and used those to help split the concrete.

Started building a gabled porch to help open up the front end. Worked alone most of the day, brother in law showed up with a replacement compressor after the pressure relief valve on my became stuck open.

Tomorrow I’ll finish the framing, roof sheathing, and maybe some trim work.

Keep it as a rental is the plan. Using the BRRRR method. Buy Rehab Rent Refinance Repeat. The goal is to be nothing out of pocket after we refinance

It ain't toxic unless you break it up. If you do replace it and since it's a personal residence, the land fill will take it - double wrapped of course. You can paint the stuff easily and Home Depot sells similar looking shingles not made out of asbestos.

All the front will be removed, along with some of the side. Too hard to explain, so you’ll have to wait for pics. Going back with board & batten siding.

We had a company come out and test the house for asbestos. Some of the wiring, and siding tested positive. They didn’t seem interested in giving us a quote to remove it. He said it’s your house, you can remove it and dispose of it for free.

Finished up the porch enough for the roofers to get started. They will deck it. Set the stringers for the steps, ran out of lumber so had to call it quits.

I did that to an old farmhouse in NE Ohio that was built in 1860....the house pre-dated the civil war! Four year project. Put the kitchen where the living room was, put the livingroom where the kitchen was. Reduced the total room count by four opening it up. It had been remodeled in the 1960's and every bit of original character had been removed. Thin moldings, nasty lime green shag carpet... sick barf It had 5 different generations of wiring from knob n tube to modern romex... bolt

Put back hardwood floors, 8" baseboards with 4" door frames. Fun but don't ever want to go through anything like that ever again.
