Is there any leases that don't have a mansion of a cabin and a required guide for $10,000 a season? Looking for any amount of property doesn't even need water or electricity as long as I can camp out in the pickup or maybe eventually bring out a small camper. My old lease was sold off a couple years ago and struggling to find anything that doesn't cost twice my mortgage. Reach out with anything available please I'm in the Weatherford Tx area and willing to drive. Thank you!

This is a very common request. It helps to add some specifics, but good, close and cheap is a lofty goal. Good luck and watch this forum often. There is a posting on the TexasBowhunter forum that might fit your needs.

just to be honest you are facing an uphill battle. Check on leasehunter.com and other lease sites - there a places available well under $10k but many of them will be overcrowded on small properties - have you looked into public land hunts?
Good luck to you

Id like to stay about 3 hours or less and $2000 a season maybe a little more if its a yearly lease. I'm not expecting the worlds best hunting like my past lease just somewhere to spend the weekends and if I'm lucky get a buck and maybe a doe. Ill join others and don't require a 1,000 acres to myself just one stand and feeder on a smaller place as long as were not so stacked I'm worried about getting hit in the crossfire.

Your desires and requirements are reasonable ( ASSUMING you would be willing to go up to $3k --$4k) -------- but ------ hunting leases are evaporating by the hour in Texas ------ 5 yrs ago you probably could have found what you want,,, very unlikely now.
The old land owner died and his heirs are dividing and selling the property---- THAT is the most common story.

I feel your pain, I have been looking for several months for a quality lease. The difference is that I am willing to spend $10k or more and do whatever necessary and still haven't found anything promising.

Here is a tip, don't settle for a lease you don't really like, just to be on one. Several years ago, I made this mistake. I joined a overcrowded lease, and found out that the owner was not honest. No one on the lease renewed. This is the only lease that I have ever been on, for just one season. It's getting late to find a lease. I think your best bet is to network, and try and find someone who can add you to their lease.

I've done that, for just one year. Two different camps. The one I was put in were nice enough guys, but, although the ranch manager said the road that went through it was only "occasionally used" by the ranch to the south, after I parked my travel trailer there, I thought I was camped on the easement of IH10 with all the Border Patrol, Game Wardens, and other ranch traffic. This was in the middle of nowhere, a little ways north of Sanderson. I couldn't take a nap. Naps are important to me. The guys at the other camp were complete sphincters. Roofers out of Dallas. I should have passed on it when, during the initial ride-around, the manager's friend informed me that he and all his kids shot all their deer at 400yds., in the ear.
