Curious how y'all are seeing things in other parts of the state? I thought Texas might be somewhat insulated from the dramatic slow down in housing, but we sold our home in Fort Worth to an investment company and closed about 6 weeks ago and I am feeling very blessed at the moment. We got above our original asking price, which I thought was on the high end anyway. They almost immediately listed our home for almost 10% more than they paid us. After 2 weeks they dropped price by 3% and then this weekend they dropped again to 5% LESS than they paid us for the home.

That is a pretty dramatic turn in less than 2 months. This is a national company that does nothing but buy and flip homes, so they must know houses need to move NOW or they wouldn't have dropped price so dramatically.

Granted, we built the new house at the peak, but at least we got top dollar for our former home and it offset the increased building costs of the new home. If we had not sold when we did, and we almost waited too long, I would be a basket case right now.

Yep I called stonebriar Chevy on a used vehicle they had. Like almost a month later and that dude still calls me. Year ago not a chance.

Few more months and we’ll grab what we want.

My neighborhood is on the east side of Tarrant and it was selling houses in one day. Basically one open house on Sat at 12. Took preferred offer that night, normally +-6 figures over listing

There are now three that are on market +30 days and have lowered prices.


Recession is here and it’s going to get ugly quick.

Yes, and that is why I was asking about other places. Our neighborhood was one of the hottest in the North Forth Worth / Keller area, but looking like it is taking a tumble. My wife was in Trophy Club over the weekend and said there are tons of for sales signs there as well, and just a couple of months ago homes there were selling before they hit the market for way over asking. Frisco has been hot for a long time, so maybe that area will continue being hot.

It has slowed here but prices remain high. They just are staying on the market longer.

It has slowed back down to a more normal market. Like gas prices, it’s down 30% from a 75% increase.

We are not seeing very many multiple offer scenarios and offering over asking has pretty much gone away. We are seeing more negotiations and price reductions but homes are still selling.

My wife has 17 homes currently in title.


I can’t speak for every area that’s the report where we are at.


For it is not the quarry that we truly seek, but the adventure.

We have more for sale now than the past year for our zip code. Still priced very high and some sell in a week or less and some are sitting and lowering prices. The $1+ million market only has so many buyers. Used to cost half that to live here. Definitely slowed down.

It has slowed down due to the kids getting ready to start school in two weeks. Most families will not uproot kids after starting at school.

Its definitely slowing down. My mortgage finance guys are calling, emailing, texting and the car dealers are starting to reach out. Inflation eating into people’s $, layoffs rolling, interest rates on the rise, and supply chain opening up, we’re heading into interesting times.

East side of DFW, I’ve got 2 listings under contract. They were both slow starts, and we knew they would be based on timing with the high temps and vacations. Nonetheless one went under contract after 31 days for $4000 under asking price which is where I told him it would sell, but it was an odd number to list it at. The other house went under contract in 8 days, was the highest priced home by $50k in that hood, and the 1 offer we got we negotiated $10k over asking price and they waived the appraisal as did the lender.

It’s still a strong market, but it takes a competent agent that knows how to read comps to price the home accordingly. Right now you can only go back 30 days, no more 60-90 days for comps. Everything else I’m detailing with is new builds, and man they are damn near giving them away.

Listing mine in a week or two. Just waiting on the photographer to come take pics. Anything under 350k where I’m at is still under contract in under a week. So hopefully that’s where I’ll be too so I can get some land.

The surge from new home buying never hit this year late May early June. I assume appraisal waivers were a big part of that. It has been a weird year.

There is a new subdivision of spec homes being developed behind our house. The first 6 houses ( still 2 months from completion) were listed a month ago. They took "sealed" bids for 72 hours. All were under contract at the end of the day on the following Monday. I was told the accepted the highest offer that had no contingency on selling another home or on appraisal. All well above list price.

Two of those houses are now shown as available again. There was an option period that allowed walking away until the home reached a certain level of completion. Scuttlebutt has it that an investor was buying those houses and decided to walk away based upon the changes in the market over the last month.


We all need to practice Whoa more.
