I have leased 2,461 acres on the Menard/Concho County line, 12 miles north of Menard Texas. I am looking for 7 hunters this year. Each hunter will pay $2,500 this year. Next year dues will go up to $3,500 per hunter, landowner decided to pro-rate the lease this year due to not being able to sign contracts until mid year. Your lease will include you and your immediate family members (wife and children under 18 years of age). You will be allowed ONE guest per trip, who you will be responsible for. You will have full access beginning opening weekend of the general season through spring turkey season. Otherwise you will have access one weekend per month to perform maintenance and fill feeders. There is a "small" 2 bedroom 1 bath cottage for camp use. Electricity and water is available at the camp. Travel trailers can be moved in 14 days prior to the general season and must be removed 14 days after the spring turkey season. This will be a MLD lease this year, therefore I will not know harvest numbers until August-September time frame. According to the TPWD MLD map I should receive 10 any buck tags, 7 unbranched buck tags, and 44 doe tags. Tags will be divided up as evenly as possible. You can expect typical 120-130 inch central Texas deer. There will be NO HARVEST of exotics at this time. There is livestock on the ranch (cows and goats). You will need feeder pens unless you want to replace feeders or stare at goats and dogs until your corn is gone. Feeder pens will be made out of welded goat wire. Stand locations will be picked on a first come basis. You will be required to follow landowner's rules at all times. You will go through me if you need something, I will be your connection to the landowner. If you cannot follow the landowner's rules or you cause problems you will be asked to leave. The landowners and I are nice enough people, but we will not tolerate childish BS or drunk idiots! I can show the property on weekends unless I have to work overtime. If you are just kicking tires DON'T WASTE MY TIME. If you decide you want on the lease your lease payment will be due up front this year. Next year payments will be split into 3 payments, $250 due January 15th to retain your spot, $1,625 will be due May 15th, and $1,625 will be due August 15th. I will answer your PMs in order as I get them, if you are not patient and send me multiple PMs you will return to the end of the list. I am sorry if you feel like I am being too blunt or an a$$hole, if you wear your feelings on your shoulder this is probably not the lease for you. If you feel like you have to be the alpha dog this is not the lease for you. You will answer to me, the landowner, or the game wardens and no-one else.

Blows my mind people pay that much for pretty much a general season only lease without option at exotics

Sorry for simply stating that the landowner wants to go through me only and not have to deal with every individual. My bad o'keepers of the internet. Sorry for stating how things will work on the property that I leased, I didn't know you had a stake in it. How would you like us to run things since you own it and all?

There are many ways to get across what you are trying to say…you can be straight forward and to the point WITHOUT sounding like a complete DB. Unfortunately, you went from 0 to DB right out of the gate and never stopped…which of course is 100% your right to do so. Seems like everyone here is just pointing out the obvious as to why you might struggle to lease it based on the wording in your post.

Honestly, id be more worried about the psycho/s that would read your post and think, “oh ya, this sounds exactly what im looking for!” lol

I have been a lease manager on a large ranch for 14 years so I have solicited for new members over the years.

Nothing wrong with outlining the rules, type of hunter you are looking for, etc. but IMO you could have made your points in a little more diplomatic manner and would probably get a lot more inquiries from good, solid people and hunters - but to each his own.

Lastly - when someone is considering paying a lot of money to get on a lease they all will want to "kick the tires" first in order to find out if it is a place that fits what they are looking for. Good luck to you

My bad fellas. Emotions are hard to capture across some text on a computer screen. I was not trying to ruffle feathers. I am always open to others' input and want to work with a good group of guys to build friends, family, and maybe a decent deer lease. Landowners are good people, but have strict rules that they expect me, and everyone else to follow. I understand people wanting access year round, I understand wanting exotics, I get it. Exotics are there, landowner is trying to rebuild numbers from poor past management practices (former owners) and the freeze. I understand not wanting to pay outrageous prices. I've been there done that. I made the decision on the amount of hunters to put on the lease so that everyone would get a buck tag based off the MLD map that TPWD provided, because who wants to pay for a lease and not get a chance at a buck.

I learned that finding good hunters that fit a particular style of lease takes some effort for sure. Worse thing that can happen for both the hunter and land owner is to have different goals and rules that do not mesh.

Nothing wrong with having rules and overall yours seem straightforward. End of the day it is the LO's property and they get to make the rules and as a lease manager you have to make sure they are followed or you will loose the lease.

We have a well thought out and logical set of written rules. Each hunters signs a copy of the rules each season. Has worked well for us over the years.

Anyway good luck to you - sounds like a decent lease

I agree, $2500 is pretty much dirt cheap for a lease with any deer on it.

"woke". rofl There's a way to phrase things and a way to piss people off. 'Pretty sure mentioning a confrontation with law enforcement in the last sentence isn't exactly taught in Marketing 101 as a real "must have."

And, no one on the entire thread implied $2,500.00 was high. confused2

I thought we all answered to law enforcement? confused2 I know they are always welcome, and we have never had an issue in the past. It probably helps when you obey the laws of the land like the Good Book says. The local Concho Co sheriffs department has also been a tremendous help to me in the past. Those guys are awesome, and will go out of their way for you. Long story, but basically had to locate one of my hunters last year.

Ill try to speak for tlk in his stead. Im pretty sure your interpretation is different than what he was trying to get across. ANY deer lease is usually a LOT OF MONEY if you consider all the money spent(not just lease fee.) Looking at it that way, a person would want to kick the tires or think long and hard about the decision. Its not like ordering at lunch.
Also, about $10 an acre may be a fair price(not cheap, not expensive) but Im a little confused on the time frame of access so that could alter the value.

When I saw this post last night I was not sure what you were trying to insinuate. Thanks Freerange - that is exactly all I was saying - was not commenting on the cost of this particular lease - was commenting on anyone paying any kind of money for a lease should be able to kick the tires - meaning get all the information they can before making a decision -

Went out to show the lease this weekend. The deer are looking good, and there has been just enough rain to keep everything green. 5 spots remaining. Llano looks bad! They desperately need some rain!
