In other markets sure I agree. I don’t know about your area but here unless something is wrong with the house it will have a contract in less than a week. I wouldn’t want to deal with showings etc for months on end in a typical market but I wouldn’t mind doing it for a week to save north of 20k.

Real estate transactions and investments are interesting to me. The same people who will complain and refuse to pay $60 for a box of premium hunting ammo have no problem shelling out thousands to a realtor or financial advisor. I am not directing that at you personally it is just a general observation. Real estate commissions are huge to the average person's finances. I have no idea what you make but most people don’t earn that much in a month and it would make sense to devote a lot of time to saving 25k. For example if it takes 100 hours of your time to research the market, advertise and show, and deal with the closing and you save a 25k commission you effectively made $250/hr for your time.

We have bought and sold a dozen properties over the past decade and realtor or not it has always been these basic forms with the blanks filled in. It ain’t rocket science.

I really don’t have anything against realtors like I said my mom was one for ten years I am just saying in this environment one could save a ton of money by selling without one. OP said his place is 675k. For 40k worth of commission one could spend some time figuring stuff out to sell it themselves . Heck if they had to take two weeks vacation and devote ten hours a day to it they would still likely come out way ahead.

I have sold 3 homes by myself. It's easy. The way the market is and our neighborhood your at more of an advantage than ever, make the showings on your time and the buyer also will do all of the paperwork.

Just go to Lowes and buy a for sale sign and put your cell phone on the sign and put it in front yard. It will spread like wildfire and sell.

'Pretty sure you missed the point. Has nothing to do with a realtor. "Attorney" is the key word. If your gut is telling you to have a LAWYER look over it...do it. But what do I know? 'Lots bigger financial "experts" on here...apparently.
