Thinking about listing our home here in Arlington. I know it's super easy to sell a home now, but figured a realtor is still the way to go? Would like to figure out a way to do it for less than the 6% standard fee as well. It gets a little expensive at that rate. I know there has been some creativity in the market here so just seeing what everyone else is doing.

If you feel confident in being able to arrive at the actual value I would sell it without a realtor. We have bought and sold several houses without a realtor and it is no big deal. My mom was a realtor for many years I have nothing against them but with an average home price of 400k and most houses getting multiple offers the first day on the market is a realtor really worth 24k? Now if you underprice your house by 30k then yeah the realtor would have been worth the 24k but other than that selling on in this market is easy.

Find a realtor who specializes in your particular town/area/city. I paid the full 6% to an area specialist; but sold and closed in less than 60 days for top dollar. Online video tours, a list of local services with discounts, and the team knows all the flaky real estate agents in the area who are going to waste your time gaming the system. The realtor's connections were very useful getting a foundation repair vendor in quickly.

Probably not hard to find a Realtor that would do it for less right now with the lack of inventory. Best of luck with the sale.

Check out opendoor, my next door neighbors just sold using it and they really liked the experience I keep getting offers from them. They want on average 10% to buy your property. I think that is robbery.

Pay the 6% and the right realtor will make you more money in the long run than trying to do it yourself.

I’m a commercial appraiser know a little more about values than your average joe. Sold our house about 6 mo ago wanted to do it myself but ended up using a 30+ year experience local broker. He sold it for $50k more than I was going to list it for in right at a month. I would go with a broker you trust.

I don’t know about your area but here unless something is wrong with the house it will have a contract in less than a week. I wouldn’t want to deal with showings etc for months on end in a typical market but I wouldn’t mind doing it for a week to save north of 20k. Real estate transactions and investments are interesting to me. The same people who will complain and refuse to pay $60 for a box of premium hunting ammo have no problem shelling out thousands to a realtor or financial advisor. I am not directing that at you personally it is just a general observation. Real estate commissions are huge to the average person's finances. I have no idea what you make but most people don’t earn that much in a month and it would make sense to devote a lot of time to saving 25k. For example if it takes 100 hours of your time to research the market, advertise and show, and deal with the closing and you save a 25k commission you effectively made $250/hr for your time.

Whenever I have to reroof a building, I always look for a contractor who won't take all the money he normally charges or I do it myself.

if you go without a realtor I highly suggest a real estate attorney to look over all the paperwork - Because a realtor is a qualified attorney for you? Realtors can not and do not provide legal advice. Real estate contracts are standard templates that you can download here from the state. https://www.trec.texas.gov/taxonomy/pdf-category/contracts-forms-applicationsWe have bought and sold a dozen properties over the past decade and realtor or not it has always been these basic forms with the blanks filled in. It ain’t rocket science. I really don’t have anything against realtors like I said my mom was one for ten years I am just saying in this environment one could save a ton of money by selling without one. OP said his place is 675k. For 40k worth of commission one could spend some time figuring stuff out to sell it themselves . Heck if they had to take two weeks vacation and devote ten hours a day to it they would still likely come out way ahead.

'Pretty sure you missed the point. Has nothing to do with a realtor. "Attorney" is the key word. If your gut is telling you to have a LAWYER look over it...do it. But what do I know? 'Lots bigger financial "experts" on here...apparently.

I have sold 3 homes by myself. It's easy. The way the market is and our neighborhood your at more of an advantage than ever, make the showings on your time and the buyer also will do all of the paperwork.
Just go to Lowes and buy a for sale sign and put your cell phone on the sign and put it in front yard. It will spread like wildfire and sell.
It is truly that easy.

It is truly that easy. I think you may be right. We had some people to look at it the other day but don't know what they are going to do or offer. Really wasn't looking to do anything yet but heck I want to take advantage of the situation before it's not an advantage you know? Had a realtor to solicit us looking for his buyers who want to live in our neighborhood specifically. As it turns out we actually know the wife lol. They want a 5 bedroom home though and ours is 4. So don't know what will happen or what or if they will offer

If you feel you need a lawyer having a realtor or not has no Impact on that. Barring some unusual circumstances buying and selling a house is a cut and dry situation with the technicalities handled by the title company. I have never felt the need to throw away my money on a lawyer in the dozens of real estate transactions I have done.

Waterfront, pool, about 1000sqft bigger closed at $625k less than a month ago. Less than a mile away. Might want to have a pro run your comps.
