Meeting with the Henderson County appraisal district this morning was a good start. Having good comps and knowing their valuation system are valuable tools. Make them justify their position, not the other way around.
Accuracy is important when waterfront properties are appraised at $3,000. to. $4,000. Per lineal foot of shoreline. My target was to get a $600,000. reduction in the appraised value, but they would not come down by more than $500,000. Next step is a board hearing, so with more prep work, I will go for another $150K in reductions. We are talking about a basic little 1979 lake house, nothing special or fancy.

Marc, I bet that the appraisal will be at or slightly over 10% of the taxable value from last year. So, no matter what, the county will get it's 10% raise. That's all they really care about.
