This is ridiculous, I thought we have a cap in the state of Texas and yet they are proposing raising my land's value by 65%; I called and they said you have the right to protest. I get that, but what about the people who don't pay attention or don't know they can. This seems like a sneaky way to screw people.

Wheelie Boy Abbott said a few years back He was putting in, with help from Texas Legislator's, a 4% rise cap a year in property tax rates. It was a Lie. Also Local Apprasial Boards can go up whatever they choose. Mine went up $60,000 in Improvements. Haven't done a darn thing on place to improve. Pay mine once a year at tax time but if you figured payments monthly , Over $450 bucks a month (property tax) to rent this place from LLano County.

More people will be looking into Ag Exemption after all of this. Some can't live without a Starbucks and a brand new strip mall in every direction though.

Mine went up exactly 10%. I also thought that was the limit

My understanding of the homestead exemption is that they can raise your appraisal as much as they want, but they can only raise your tax bill by 10% in a year. Mine is going up right at 48% this year but my taxes are only increasing by 10%. The rest shows as homestead cap loss. I'll be protesting it.

I protested last year, got to take off work to go to a meeting where a panel of 5-6 people told me to pound sand. The only thing they care about is comps. They raised my value per acre from 8k to 15k for just the land. It's a racket.

that's correct - and a '10% "limit" ' [per year] is a joke, because they will just keep raising it 10% per year, year after year, till they get to that 48% increase.

Hell, in 10 years time they can DOUBLE the taxes on any property!

I have ag exempt on all but 1 acre, but I still think it is crazy that they can (in good conscience) raise the land value by that much

Funny thing. My Ag property went up 30% on market value but down 10% on taxed value.

On my rural 133 acres I have a wildlife exemption. Lots easier than Ag. Increase this year wasn’t all that bad for my recreational property.

Obviously it still saves you money. What I was talking about was that BFW was inferring that more people will be looking to buy 10+ acres to save on the taxes. Maybe I read it wrong. confused2

IMO if you are going to protest use a company -going in on your own usually is useless unless you can provide comps from other properties near you and even that fails most of the time

I will add this - when people's property values are increased by the taxing entity they scream - when they go to sell that property and get their appraisal they love it

They raised my property value this year almost 200k. So if they do that to everyone then what is the point in selling, where are you going to go? Find a deal somewhere on a fixer upper maybe but once you do the repairs they whack you on that property. A higher value does not really benefit you anything unless you are going to leave the planet. lol

More people will be looking into Ag Exemption all the way around. It's not impossible to make a place pay its own taxes.

My West neighbor leases the front of his place out to a guy down the road for his cows. Pays his taxes. East neighbor is from Cali, he built an arena and does roping events during the summer. Pays his taxes and then some. We have the front of our place in coastal and cut enough to pay the taxes.

Plus the added benefit of not having to pay $3k every year to hunt someone else's land and then pay $5 per gallon to drive back and forth to it.

But there is a big difference there. The perceived value of your home is irrelevant until you decide to sell it. Just because the taxing authority says my house is worth more and wants more taxes because of it, doesn't mean I have any more income to pay the increased taxes. This is why old people or folks on a fixed income lose their homes to greedy tax collectors
