I've hunted Haskell for a long time. Going turkey hunting there this weekend. There are good bucks, but they can be nocturnal. Keep driving around to a minimum during deer season. Depending on your property there, you might have deer, dove, ducks, quail, turkey, cranes, coyotes, bobcats, and of course pigs.

You will surely find out that friends that you didn't know had an interest or desire to hunt, will soon let you know of those interests. I would say to follow your gut instincts, knowledge on allowing any friends to hunt your place. With inviting friends hunting, a level of responsibility and restraint always has to be exercised on their part, especially on smaller hunting acreage. Often, friends of landowners think, "Why not shoot that non-mature deer, my buddy owns the place" and he won't be kicked off if I do it or not. IMO, that is entirely the wrong answer and mentality. I only allow my most trusted and responsible friends when it comes to hunting and that is still infrequent at best. Beyond that, I say enjoy the land and the journey....

First of all a huge congrats. Sounds like a great place for sure.

Hopefully it currently is under a wildlife exemption so you can just maintain that because unless you live there or very nearby you don't want to run cows in IMHO. Just too much of a headache if you are not right there to babysit them.

Like others have said, start slow and do first things first. Get you a decent camp so that when you do go to work you can be as comfortable as possible.
Once you have that then take it a step at a time and before you know it you will have it the way you want it. Besides, the work is NEVER done anyway when you own a place no matter the size of it. lmao


High fence, low fence, no fence, it really doesn't matter as long as you're hunting!

Congrats. I bit that bullet about 40 years ago when I bought 133 acres, $408 per acre, recreational property, AKA junk land, 70 miles from home. We get around the place on 4 wheelers or tractor.

I bought a new John Deere; about 35 HP. I was given some advice that I’m glad I followed. A tractor without a front end loader is half a tractor and a front end loader without 4WD is useless.

If not farming or raising cattle, get a wildlife tax exemption. You need to do one or the other or taxes will kill you. If you need a copy of what works for me in Montague County, send a pm and I’ll mail a copy of what works for me.

agree with Dave Davidson, but if you go with wildlife improvement tax exemption, you are not Ag exempt ... I converted my place about 10+/- years ago and then found out that I lost my Ag exemption status for tax exempt purchases (tractors, farm trailer tags, etc.).

I started a very similar journey 17 months ago. Started with the land, a travel trailer, utv, shipping container, etc. Have six feeders and blinds going now. Abandoned the travel trailer and put a mobile home at the ranch. Bought a dozer and an excavator in addition to my tracked skid steer and tractor and have begun clearing brush and making other improvements to the earth.

I really enjoy the work but work it is. I enjoy going to the ranch and spending all day on the excavator grubbing mesquites or in the dozer making roads but it is rare that I make it to the ranch and dont spend the whole time working. Family has shot four deer off the place so far. I haven't shot one yet. I go there with intents on hunting and end up working on something instead.

I was thinking of this as I installed a new clean(grey) water drain line last weekend. Put your camp/house on the highest point on the property. It's all downhill after that.

Likewise, I've packed up 4 or 5 rifles with the intent to get some trigger time only to pack them back up without ever firing a shot. I've even considered leaving my trailer full of tools at home forcing me to relax but I can't bring myself to do it. Too many times there's been an emergency repair needed right away. Twice a tree had fallen in the driveway making a new job before I can even park and unload.

We bought our place about 15 years ago, and it was to be for hunting and camping once a month. That quickly went to every weekend and holiday. We liked it so much that upon retirement we built a house and moved here. It took us about 3 years to do all the one-time grunt work, but the day to day stuff never goes away. We love it here.

We are low fence and no fence.

Even before we had the house built, we had a 30 x 40 pole barn built and half of it enclosed and insulated for a workshop/man cave. I wish it was a lot bigger.

Enjoy your place, and shoot a pig in honor of your forum buddies.

Awesome! Welcome to the club of never ending work...........great advice on here and its all very helpful.

As much tractor as you can afford is the most truest thing on here. I bought 150 acres around Freer 2 yrs ago, had a Ford 8N thinking it could do most things i wanted done, found out real quick that was a pipedream. Kubota SVL-95 skid steer-priceless smile
Get your Ag exemption ASAP! Started with a wildlife exemption and have since transferred it to Ag. You'll be happy you did this
Generousity - yes be careful with this. You WILL have new friends that wanna hunt. I have found that unless you are willing to sit with them, they WILL shoot anything that walks out of the brush even if they are good friends. Something about big deer walking out that just makes a person in a deer stand go Nuts and loose their marbles!
Comfortable living arrangements are a must if you want Momma to join you. Travel trailers are temporary, repo'ed Single wides are a dime a dozen and can make the place way more liveable plus they deliver and set it up, which was really nice.
My place was solid brush with one road cut to the back, I contracted the brush clearing out because it was just toooo much. Now all i do is shred, fill feeders, shoot pigs.

Overall, just enjoy being on your own chunk of land. i know the boys and i do. Good Luck and happy Hunting

Congrats! My Aunt & Uncle bought 280+ acres about a year ago for the beauty of the land (it is awesome, but a lot of work). I am lucky enough to have the privilege of enjoying the land myself, I help out as if it was mine. Be prepared day 1, the land does not wait on you!

Congrats, my suggestion is find a CPA that specializes in ranching and Farming so he can advise you in some of the better depreciation practices
