I'm going to go look at this property this weekend. A long way, 400 miles, from home.
Any thoughts would be much apricated. Yes, No, To much $, Great price, No deer, etc.
The listing agent is from north Dallas, and doesn't know the difference between a
Mule and White tail. So, I can't believe anything they say.

I would request a more knowledgeable agent from the broker, possibly someone here could meet you there and help with what your looking at. I know you don’t like dealing with agents, but this instance may be worth it. Lots of good, and lots of poor places in that area!

Lands of Tx site map doesn't show the several solar farms nearby. About 5400 acres worth. Misae solar park I & II.
Might be a good idea to use a better map to see the solar fields mess.
Price seems steep, pre plandemic land in area sold for $800 - $1800 p/acre depending on acreage & amenities/improvements.
In the area if you have cover & water you'll have deer. There can be some decent to good quail populations.
Most folks would want more like 200 - 400 acre per hunter in the area, ya never know it could be a honey hole with the water features topography & cover.

The pics of animals look good, the aerial looks to show some elevated topography running near middle to western half, could be a good travel route, the saddles and draws of those hills. I think in this case seeing would be believing.

Hey, I personally know the guy who flew the drone and narrated it. I can ask him if he saw any game there if you want. He hunts and knows way more than any city realtor listing country places. Without the cedar cover that place would be a desert though.

Nice looking place. Price seems a little high, but that’s just the asking price. I’d find your own realtor to represent you vs using the listing agent. You won’t save money by using them, and they may not always be completely honest in the name of saving a deal from falling apart. Just my 2cents

I know this isn’t your first rodeo, so you know the questions to ask regarding the land, find someone more local and use a title company that they recommend if you’re paying for the title work and title insurance.

slightly smaller place and in my opinion a bit too high, but couldn't hurt to make an offer. In a good area, relatively close to DFW and setup pretty nice.

I hunted on the river south of there 20 years ago, was great hunting with a good mix of WT and MD. I think the drive, cost and solar farms would rule this one out for me.

6 hour drive will limit the number of times you go out there. 10+ miles of dirt county roads can make it fair weather travel only.

Pretty sure my old boss took a look at this exact place 12 years or so ago; that wood paneled house is very distinctive. I recall him liking what he saw, think he ultimately thought it was just a little further out than his liking, 4 hours or so from metroplex.

The real estate guy said the owner bought it 12-14 years ago. So, most likely the same place.
I asked for photos of deer on the place and he said there was none. Anybody know about deer in this area?
