On Lands of Texas I see hundreds of places for sale near Rocksprings that are around or a little smaller that 100 acres. Has this area been shot out? Or can you still find a nice place for a pre covid price. I'm looking for a place with exotics.

That area has been hit the hardest by breaking large properties into smaller ones. Be real careful in that regard

I don't think you will find anything decent for pre covid pricing. Be careful of the big ranches that have been cut up. Lots of them get shot out quickly. I have heard some have a management plan that covers the whole subdivision & the hunting can be ok on them. Good Luck on your quest.

Rocksprings is a fairly dry part of Texas, Thus there is not an abundance of wildlife. You throw in a lot of places being divided up and everybody and his brother hunting does not leave much to hunt. You may get lucky and find places that have good populations of wildlife but they are few and far between. One good thing about buying out there it would be easy to dump it if you don't like it. May even make a few bucks off of it.

I’ve a friend who recently sold his 70 acres down there. After 12 years he just stopped seeing game. Depends where you are I guess.
