Finally get on a great lease with great guys, know a couple of them, and find out yesterday that the landowner is selling the place due to an offer he couldn’t turn down! What a punch in the gut…..Sounds like a developer is coming in with DEEP pockets!

I hate hearing that and fingers crossed you find a new better lease with your group. Can't blame the landowner though in these land price rich times.

Bad part about leasing...I'm in the leasing boat. We started with 650 acres. Owner HF'd 125 for exotics he raises back a few years ago. In February 2022 he's going to HF another 120 acres for more exotics. We picked up 450 acres from him that is family land across the CR a couple years ago but they've told us they may swap some of that for other land owned by one of the brothers and if that happens we'd loose 220 or so of that 450 acres. He told me a few weeks ago the pasture (50 acres) were our camp is located and has water and electric, the other brothers want to sell it...not much we can do but keep rolling with the punches. The only real alternative is to stop leasing and buy land. It sucks but seems the norm for a lot of guys who lease.

Sorry to hear that, amigo, we've been in a "wait and see" holding pattern on our lease; ranch is for sale. Rancher wants an ungodly amount for the terrain and size of the ranch, so we've spent the last three years wondering if this is the last year. Tough to think about planning, spending on improvements and managing the herd, but we do our best. The good news is that it pushed several of us to invest in our own ranch, so that's a silver lining....

Leases used to be a great option but now it has become big business for big money. Not such a great option anymore unfortunately.

It's still a great option compared to the price of land. Land is just STUPID right now. I HATE that we could have had the neighbor's place (150 acres) back in the late 80s for around 800/acre. It's worth $5-6k/acre today and could conceivably bring 10 from the right buyer.

Booger really sorry to hear of your situation Man. For me, 2021 was my best season since hunting NW TX, brought new back a little to my nearly 40 years of hunting South Texas. Leasing in TX has definitely become a tough, tough nut to Crack, no two ways about it. I am fortunate to have purchased a small place back 13 years ago before land prices have recently shot through the roof. As luck would have it, I got on a small lease with another THF member a couple of seasons ago in adjoining county for a secondary hunting option to my property. I say this to let you know, you never know when and where opportunity may/will knock, just be prepared to find and more importantly open that door when it does knock. Good luck sir!
