We are looking for a special place. I know this is a long shot. We are looking for a large ranch, minimum 15,000+ acres in west Texas that has elk, deer, and Aoudad. I understand what this would cost and that is ok for our small group of 4-6 hunters. We are not looking for package guided hunts. We are extremely management minded. We would be ok with improving water sources and feed supplements at our personal expense of course. A long term opportunity would be preferable.

I think so many people are looking at your post because we all assume you are advertising the offering of a lease, not the search of a lease....

Not the case. I buy ranches and split up into small homesites/developments in North Texas. Not related to the hunting Industry in any way. Would it help to change my user name? Our yearly lease budget is $60,000-$100,000 if that helps.

Is there a way to add ISO to the title? I agree that would help. We would also be willing to pay a hefty finders fee for the right place.

Actually, thats related to the hunting industry in a major way.....Take large pieces of habitat and cut it up into little tracts of land, ruining the wildlife in the area. Probably piece of land that people inherited and had listed before the family member who actually owned it is even buried, because they want a new sports car or house and are to lazy to work for it themselves. My favorite group of people. I would say your career of choice has alot to do with the hunting industry and certainly not the type of person I'd want eyeballing my property or the ranches neighboring me.

100K won’t get you a 10,000 acre mediocre deer lease in north west Texas. Much less one with all you want on it.
You might find a place for deer and auodad for 12 or 15 an acre. But nothing with elk. Wild elk are the golden game of west Texas.

$15-25k a person annually would cover LOTS of ground across western states-- you wouldn't get a guided hunt for all those animals at that cost but you could damn sure get tags, access and trip costs for those critters.

Not looking in NW Texas. We own plenty of ranch country in that area. Looking for far west Texas. I don’t really care what it cost. If 25k a man isn’t enough, we can go higher. Doesn’t matter. Just trying to stay away from all the sketchy brokers that over sell and over hunt.

So be it if that’s how you feel. I feel like we do a great service for the small guy. We give the guy a chance to own 500 acres that can’t buy 10,000 acres. It’s not his fault he can’t buy 10,000 acres. Most times the guy that buys the 500 acres does a better job with the wildlife than the guy that inherited it and has it leased to 25 guys from the city. Free country so you can feel as you wish. These guys you praise typically in our area pack hunters as thick as thieves from greed. Terrible for the wildlife.

Your career is distasteful to some, but I see it as the normal progression of things and the free market at work. I don't fault you that one bit. There are others on here that do the same, they're just aware of how some might view it and don't "hang it all out there" as you did.

"Hunting leases" on THF all the time with 30--40 acres --------- This is the 'future' of hunting ------might as well get used to it. It ain't gonna go back to how it was 'in the old days' . Dividing land is the norm nowdays.

I never new us little guy landowners were bad for the wildlife? I would bet today that there is 5x the wildlife on my place then the day I purchased it.

PM sent with some contacts. What you are looking for exist but is usually already leased, basically have to wait for Corporate/business to have to cut back on expenses
