I drive by that little sliver to our gate. There will be houses out there everywhere soon. This one has houses on all three sides already.. Lands of Texas says $164k. Good luck.

You have to consider 10 acres gross may not qualify for an ag valuation if you build on it. Most counties have a ten acre minimum but exclude one acre for the house leaving you with nine and no break on the land valuation. I don't know about Montague county but I would check what their requirements are. Looks like a nice piece of property.

Montague is 10 minimum must be in ag. So camper it is if you want an ag exemption. Or build what the neighbor has. Jk. Not sure how they live in there.

Under Texas law you can qualify for Ag Exemption with 5-20 acres with beehives in any county. You'll need a minimum of 6 acres if you want to build a house. Each county determines the number of hives needed. Once you get ag exemption, a year later, you can convert it to wildlife exemption. I've done this on several lots, I then move my hives to my next purchase.
