I don't know what comps are like, but IMO you could ask a lot more and likely get it. I'd swing for the fences. I've seen some Mills county places bring 2-3x what they should in the last few months. A 200 acre place near the river (no frontage) and no well water (can't get anything but salt) brought $7000/acre.

still amazes me that 325 acres would go for 721,000 in Texas. God bless this state. I would have to have most of that in crops to pay for it. People love their hunting. Good thing.

Still for sale , There are updated game cam pics on the listing now from a couple weeks ago . There is an electrical pole on one side of property with a line, used to be used for some campers probably 15 years ago, but would need to be hooked up. No water other than in the creek after a good rain , and/or pond fills up. No structures other than a couple of dilapidated storage sheds that can probably be rebuilt pretty easily. There is a good 20X24 concrete slab that housed a barn up until last year which would make a good building site . Macdad, I'll try to call you tomorrow with details if you like. Thanks for all the positive responses , its gonna hurt to give this one up.

Dierschke & Dierschke in San Angelo have a 616 acre place about 30 minutes farther west, almost $2 million in price. The OP's listing is a bargain for this area. Especially with Ivie lake so close.
