After several years of thinking about it, we've decided to sell our property in Anderson County. Changing jobs and moving means we just do not get there as often and land prices are through the roof. I'm going to talk to a couple of local agents next week and figure out who we will list with. We're looking for a good price and we are in no hurry, but I could be encouraged to skip the listing process.

29+ heavily wooded acres, mostly hardwood. Never logged...there are 100 old trees, lots of elevation changes, and River Frontage, which puts it in the Unicorn category!

The address is CR 321, Tennessee Colony. Its 20 miles from Richland Chambers Reservoir, 10 miles form the entrance to Gus Engeling WMA, and 18 miles from the entrance to the Richland Creek WMA

PIGS, deer, bobcat, coyote, ducks, fishing...and did I say pigs! I've killed a couple of NICE deer on the property over the last 10 years. The wife does not let me shoot the bobcat

About 600' of Trinity River frontage and about 1000' feet of paved frontage on Cr 321. There is room for three nice 1 - 2 acre homesites along 321. There is a hill near the river that could make a homesite with a stunning view looking up a bend in the river. About 1/3 the properly is flood plain. About an acre on my property is part of a neighboring shallow oxbow lake, that has held water all except the worste part of the drought 5 years or so ago....THINK DUCK HUNTING and a wild pig paradise. There is a spring that popped up after the drought ended, that now runs several hundred yards down to the river. It flows most of the year....but it runs down the middle of the road down to the river bank

A realtor would call fences "Unknown" . I'd say "down in many places and would not hold livestock". Nice shooting bench with 200 yard hanging steel targets.

There is a small cabin, finished inside with a bathroom and a kitchen sink. Rural water system connection. 100 amp service to the cabin. 1000 gallon, dual chamber septic tank (set up for building a house where the cabin is). Small screened porch and a firepit. There is a 2-car carport with leaky roof. About 2 acres near the cabin has been cleared of underbrush.

The blue area is my best guess as to what gets underwater when the river is out of the banks.

This guy is a bruiser...shot him one evening from the sleeping loft window, while sipping whiskey and watching A&M play football..

The neighborhood


The neighbor across the county road is the main lodge of a 7500 acre, fair chase hunting operation, that has been featured in several TV shows and has won several management awards. No high fences means when they have a lot of hunters at the lodge, the game all moves to my side of the road

No. The first picture is oriented North Up. River on the West, County Road on the East. The cabin is 100 yards off the county road, near the south east corner of the property. Light Blue circle on the aerial ic .

The area that floods the far west portion of the property, circled din dark blue. The red areas are part of an Oxbow Lake that holds water year round, except in severe drought.

The wife and I were there for about a month, after we sold our home and the polar apocalypses delayed completion of our new house. I know it was flooded for a little over a week then. The only time I have checked since then, was yesterday...we just do not get down there much.

If Richland Chambers has one floodgate open its not a problem. If they open a bunch of the floodgates, then the river comes out of the bank until a week after they close them.

I've had great luck hunting when the river is up. Killed a big bruiser of a 10 pt a few years back, right before Thanksgiving when the river was flooded. The deer and pigs have to change their normal patterns when they cannot use low areas near the riverbank.

I've stayed down there for weeks in the late fall and winter. I used to have a bunch guys from work there a couple of times a year. Before the kids went to college, we'd spend Thanksgiving week every year there with the wife and I, plus 4 - 5 kids. We had a queen bed, a futon, a queen mattress on the back sleeping loft and two twin mattress in the front sleeping loft.

The wife and I lived in it for almost month this year, waiting on hour house to be finished...that was a little cozy, because we both set up desks with dual monitors so we could work from there.

Yep... has to do with eventually listing it with a realtor.. The difference between "I have privately discussed selling to someone, before signing a listing agreement with you", verse making a public offering with a price listed.
