A friend of mine is considering a lease out there, I’ve never hunted that part of Texas. You guys have any thoughts I can share with him ?

True west Texas. Sunrises and sunsets are awesome. Mule Deer possible, if allowed. WT quality depends on the place. Javelinas. Accept that dust will be in and on everything. Any type of store, even an Allsups, is a looong ways away, so pack accordingly.

And drink plenty of water, even in winter.
You'll need very good binos, and it helps to be able to shoot far. Line of sight can reach into miles, instead of yards. I hunt Terrell county with a 7 Rem Mag and 180's for the distance reasons.

It really depends on where the lease is at as to how the good or bad the hunting will be. Subdivision land and it may be hunted hard every year. Large ranch area and you may have a gem. You could very well have WT, Mule Deer, Elk, Aoudads, Hogs, Javi's and even a few other free range exotics in that county. If it is in one of the subdivisions then if it were me, I would steer clear.
Are idiots multiplying faster than normal people?

The terrain hunts small so you need a minimum of 1000 acres and I wouldn’t consider anything under 5000. As stated above it can be very good hunting with a wide variety of game….water is a must….. I would never lease anything without a good water well…..

Blue quail will probably be thick on good years. I went on an invite hunt to Terrell Co. I killed a mulie and WT buck within minutes of each other. Ran into a mountain lion hunter on the property as well, said they had a problem with them getting at the cattle.

Looks similar to what we hunted in Pecos county all through the 60s into the 80s. We definitely did not have blinds at all and I dont think I even knew feeders existed. We hunted it similar to how hwyman described hunting the Devils River area in another thread.
At some point in life its time to quit chasing the pot of gold and just enjoy the rainbow. FR Keep your gratitude higher than your expectations. RWH

It's beautiful country, but very remote. The county has 2,358 square miles and a population of 984.
