If someone were to allow an individual to take over 1280 acres, hasn’t been hunted in 8 years(legally anyhow), a little north of burnet. The owner wants someone to manage the property and sell hunts. Without an idea of specific property deer density, what would this be worth to a landowner? Asking for a family member

Too many variables to give an answer, but being so close to Austin I would say a bunch!!!

How many stands & feeders are in place?

Who’s buying the feed? Lodging?

Landowner paying for feed, no current feeders or stands. But would put up at least 6 of each and half a dozen tree stands.
Property has water and electric hook ups but no structure for lodging. Trailers would be fine if a hunter wanted to tow theirs out. Hotel is 15 miles away.

I would want a clear understanding of the end goal before I signed up for that deal. What's been going on with the neighbors for the last 8 years.... 6 stands plus tree stands? Hunt all at the same-way to many hunters for a quality hunt (my humble opinion) Way to many unknowns unless you ask a whole lot more questions......

Are you asking what the landowner should receive or what they should pay to have it managed?

In that area, IMO
4 Trophy bucks @ $2500-3000
4 cull bucks @ $1250-1500
12 does @ $200-300
Total Revenue : $17,400 - $21,600

Being that close to Austin you might be able to get a few more $ but it's doubtful. So let's say you're getting $20,000. Managing that property is going to be a headache the first year for sure. Between the blinds and the mgmt you won't make anything the first year. Guide ought to be getting $1000 for every three day weekend for 10 weeks, possibly more if he's tasked with handling game.

Unless you got a great deal with a relatively close outfitter who can use the land to scale their business I would think just leasing to a group would be the way to go. Much more passive and you are in control/know exactly who should be on your land.

Regardless of the route you go, finding trustworth people and setting up a deal with clear terms as well as sustainability in mind would be my recommendations.

I would just lease to one group. 4-5 hunters at $3,000 each is $12,000-15,000 and there is no up front cost for stands and feeders or any continuing cost for feed.
They provide their own stands, feeders and corn and protein.
