I’m looking at a place over near Charlotte, but have never hunted over there. Is a mature buck in the 130” range or the 150” range? Any thoughts or insight is appreciated.

Which direction from town and how many acres? The quality will depend on a lot of factors in that area.

If it is still in Atascosa County then you will be under Antler Restrictions. It will also depend on how far out of town and if it is surrounded by the farmland or more ranchland. If you are around larger places that are feeding that can help with quality. I knew of a couple of larger places just northwest of town that were low fence and feeding a few year ago, that had some pretty good deer. I would not expect to kill or see a 130-150 type deer every year though if the places around you are smaller and hunted. I would think with lighter hunting pressure and decent deer numbers you should be able to see a 120-135 class buck on the average rainfall or better years. Higher scoring deer will depend on the area and pressure. It could be a really good place that could produce one good buck per year though in the class you listed.

Thanks for the feedback. I’ve hunting about 800 acres in northern Anderson County outside the piney woods for years. Looking to finally buy something. I don’t know much about South Texas. I’m really in the market for 200-acres low fence with the potential to harvest one or two 140”-150” deer a year.

That will be hard to find a place that size acreage to produce that type deer every year. If, if you can find a place next to a larger ranch it is a possibilty....just don't expect it on every place in South Texas. There are place that larger than that down in South Texas that can not produce that consistently. It is all about location. A county with a AR's or with a lot of littler places is going to make it difficult. I owned 234 acres in Western Goliad county that could produce a 130-140 max deer every year...that 140-150" was on camera or seen in person about every other year. I may have seen 2 bucks right at 150 or just over that in 9 yrs. I fed protein year round and had food plots also. Minimal hunting pressure with an average of 1 buck per year in 9 yrs. Live Oak county is another county that has about the same quality of deer but not all over the county. There are pockets that have that type deer but many don't. With any place you buy it will depend on the size of the neighbors and then the location of the property.

We produced at least one 140”+ deer at my place in Anderson Co. so I’d had to leave for “greener grass” only find out that it’s not any better. Are there any areas in So. Tx. Or counties that you suggest I narrow my search or focus?

Gonna depend locally where it is......alot of places in south texas you would think would be good are not producers of big deer and alot of areas people constantly overlook produce really good deer.

With the border issues right now, I would be reluctant to buy anything in the top counties down there. LaSalle, Dimmit, Maverick, Webb, Frio, Zavala and even south part of Uvalde county would be where I would look for a place, but not right now. Don't overlook the Panhandle area. Right location up there and you can get both whitetail and mule deer. Land is a bit cheaper up there also with a lot of very large ranches. I would also look into counties in the western or north central Hill Country where you can get quality whitetails in wet year plus exotics. McCulloch, Sutton, Menard, Kimble, Western Kerr, northern Uvalde again etc all have areas with nice deer and then exotics also. Lot of bigger ranches in those counties helps also. Prices are higher in those areas but you get year round hunting.
