Pretty sure the deal with CFA is you have to run the place yourself. So if you think you can serve ckn for 15-20 years, go for it.

The lady that runs a Goddard School in our neighborhood is opening a second one only a few minutes away. She clearly has done well to open a second one after only being open for 6 or 7 years.

I've done the math on what we pay Primrose for two kids. Factor that over all the classrooms, their expenses can't even compare to they cash they must be taking in.

Franchise InfoIt's 10K upfront - you don't own the store, CFA does - you just run it. Very few operators have multiple stores - I know of one here in Dallas that does (or did). They are (or at least were) extremely selective and place very high demands on the operators - not sure if the juice is worth the squeeze. I also played baseball with the guys son who ran the Rockwall CFA - not sure if he's still got it or has retired now. Just double checked - 15% royalty, 50% of profits....again - you don't own the store - you're just an operator - no equity - no buy-outs - nada. You're paying 10G to run a store. They expect a considerable investment in time working and community engagement. All for less than $200K? Pass. Much better business ventures out there.

Up in Frisco when they build new neighbor hoods next thing you see is a daycare building being built in the area, so must me lots of money in those, you see alot of woman nail places as well

Good money in tutoring. Kids are tutored by local teachers and graduate students that you pay, but daddy pays a lot more to you.

For 200k buy some property and flip it, if your handy and have the balls to put it all on the line then you can make a lot of money. After the first few flips you can grow pretty quickly after that. Be hard to find any properties for 200K to flip, you will have to add 40 to 80k for renovation so now you looking at 120K properties and if in the DFW area you are looking at warzone areas with high crime rate and people breaking in and stealing copper and metals for scrap yards. Most flipper are one and done, they buy the first house and it eats there lunch either by over rehabbing or paying to much or having a contractor bend them over. Keep your money and get a hard money loan and if you make a profit then your good, if you don't then let the hard money loaner eat the loss. I do a lot of rehabs for flippers. A lot of times we go in a look at them to get a rough estimate on cost so that the flipper can make a wise decision. You're right some just buy not knowing they are overpaying first of all and what the real cost is going to be to rehab it. Some wholesalers are fairly honest when it comes to rehab costs but most underestimate them and either the investor doesn't make as much money or they break even or even worse they lose money. Flipping is not for the faint of heart and if you're new you need help before jumping in the first or second time. Honestly right now in dfw it is very hard to find the right deal to flip a house. Even the wholesalers are asking way too much for the properties vs the ARV. No room for much profit if any on most deals. You just have to be careful

I have been pondering something similar for several years.... my wife keeps finding ways to spend my saved money though. Im always looking into multifamily and retail rental, but building is big $$$.
For the time being I think im just going to finally get it out of a money market and get it into something more profitable. I feel foolish that I have let it sit in the money market as long as I have.

Complete mobile hunting lease services. Go anywhere. Do anything. Any and everything pertaining to designing, setting up, tearing down, relocation, maintain, repairing of a hunting lease. For those with enough $ but not enough sense, time or ability to tackle it themselves. Fill feeders, maintain shooting lanes, roads, fences etc. Build, move, alter, repair stands blinds, feeders, pens, traps . . Repairs on camp items. Cabins, trailers, vehicles. Heck, with enough trust built up, check SD cards for customer. Any need they may have. Do it in a way that ya don’t get burned, which seems VERY plausible, I bet the kinda people you’d meet all over would be awesome. Not to mention, every day would be like . . . . . well . . . . going to the lease! plus it would keep me out of this God forsaken metroplex.
