Who saw a big increase this year? Mine looked to jump $1500-$2000 an acre this year after holding steady for several years in Young County. Guess that recent article I read where TX rural avg. acre sales price is at an all time high, $3100-$3200.

I haven't seen ours yet. Probably go up a bunch. Some recent sales are up to 10k an acre. We paid $400 an acre 22 years ago. How time flies. Thank goodness for wildlife valuation.

Mine went up a cool 40%.

If ONLY 10% would Protest, that's 39,000, 15 minute slots set up by the ARB.

That's 9,750 hours of hearings.

That's 1,219 days of hearings. * Most ARB's have more than 1 group set up to review protests.

Even if there were 10 ARB groups set up, it would still take the County 122 days to review protests.

*** The counties don't have the personnel or the manpower to review that many cases in 6 months.

Our houses in town have gone up exponentially. I don't even bother arguing with those fools anymore. Pretty much a waste of time. I could sell them and get substantially more than the price they're taxing me on. Other than homestead exemption on my Wifes home and deductions for our rental property I pretty much chalk it up as a business expense. Our family ranch doesn't even enter into the equation. We pay 1 tenth of what we would pay without 1-d-1 wildlife valuation. Pretty good deal if you ask me. I'm not complaing.

We looked at some acreage without water or electric in the area. Not a well within 5 miles, the price was $4000 an acre for 25 acres. Not me, but I bet it sells pretty quick.

I wish I could find land in my area for some of the prices yall are talking about. I'm about to make an offer on a small tract, but I bet it take 9k to make it happen.

Paid $9,200 an acre a little over a year ago. Compared to other sales in the area we got a good price. I could sell it for a bit more today and get letters in the mail and phone calls every week offering to buy it for more. If we werent almost finished building our house on it I would consider it. Proximity to metro areas greatly affects the price per acre.

People need to come to grips with this. Their issue isnt with the value of their home it is with the $$$$ of taxes they are paying. Im about to list my house at over $100,000 over what the appraisal district has on it.

I protested my taxes with the county, basing my protest that my cost per acre is higher than any of my neighbors (I've owned the place for 2 years). I was offered a small reduction, so I took it. No way could I fight my assessment with what has been selling in the area for the past 12 months.

Yes the real question is why does your county NEED to raise taxes every year by the value of property. Guilded courthouses aren’t necessary

I confirmed a sale today. It was a 20 unit apartment complex that was recently demolished.

The appraisal district had the property valued at $800,000. The buyer paid $2,200,000 for it.... and the improvements had zero value in that. The Appraisal district said the land was worth $200,000. Wow how wrong were they? They were only at 9% of the real market value of the land.
