Is there any info somebody can share in regards to hunters rights in Texas. I have a property that I have leased for many years and the original owner passed away. now the daughter who inherited it is telling me I have until 6/30 to vacate just told me an hour ago 6/24

Hunter rights don't matter, consult your contract. If it was a handshake deal, then it is what it is unfortunately

Very sorry you're in this situation. I learned long ago on a lease to be able to load my crap in one day, if needed. Take care of the place like it's your own, but never, ever sink roots.

How far is it and do you have a lot of stuff?

No deposits were paid for the fall?

Unless you have a contract i think you better focus on getting your stuff off the place.

Be kind, its hers and she just lost her father. I would tell her I was sorry for her loss and ask if there was any way I could get a little more time to get my stuff off if needed.

Even with a contract on a lease new owners means either a new contract or their choice to end the contract.
This is in the content of virtually all contracts. Most also have a 30 day out clause.

Good luck and sorry to hear this happened to you. Been there, Done that several times. It's never easy and best to never burn bridges. Pack up your stuff and get it moved.

My dad and several of his buddies had been on a place for decades (one guy over 30 years) when the "children" took over the ranch, told the guy that had both hunting and grass rights he had 2 weeks to remove his livestock and get the sub lease hunters off the place. They had friends from east Texas that were going to take over the lease. Needless to say, we worked our tails off getting stands, feeders, pens and all the contents from the house out in that 2 week window.

another was a friend of mine that got in a hard pinch during the 2008/2009 recession, was buying properties to flip and had a 6 figure balloon payment coming due in a couple of months but couldn't move the properties during that time. He subleased the place I had spent countless hours, blood sweat and tears along with a lot of money to help improve his property ... for the hunting rights. He told me he subleased it but I was welcome to continue hunting on it, he just needed the money. I pulled all my stuff and told him it wouldn't be fair to the other party or myself to "share" the hunting rights.

stuff happens outside of our control, its not fun but there is reasoning behind it most of the time.

Yep, it sucks for sure. I once had a lease near Rio Grande City, and I waited a little too long to get my stuff off. I got a break from work and showed up to load all of my stuff up, only to find everything gone (stolen). Of course, nobody knew anything about it....

It stinks but there is nothing you can do. Most likely mom has sentimental attachment to the property and wanted to keep it and just leased the hunting to you. She passed and daughter couldn’t care less. She wants to sell it and get the cash. You are in the way of her plans.


This is why I bought my place. I don’t want to be at someone else’s mercy. Whe you lease there are about a million different things that can go wrong and are totally out of your control. I saved up and paid cash for mine but depending where you are and how big of a place land payments aren’t a heck of a lot more than a lease and you control your future.
