Friend moving out of lakeway, golfcourse house. Before it was listed had 2 bids $100,00 over asking price on each bid. Both Commie Califorkians. Sold or selling it $200,000 over asking price. This is not a Cow Chip lie and 2 weeks ago,

One of the prospective Buyers hasn't or didn't even see it.

The juxtaposition between real estate, stocks, luxury items, etc. skyrocketing and the absolutely broken down supply chains we have for virtually all commodities is pretty striking.

I see a lot of Texas people running the price of Oklahoma land prices up being pushed out of here by the Comi Cali turd suckers moving in.. All those Invitations to these outsiders are biting us in the rear now..

There was about two thousand acres sold for a large chunk around here recently that is being divided for homesites and such. What they didn't consider is that there is no water system in place, and there is no groundwater either. We are still laughing on that one.

That’s just it, high is a relative term. Just because it’s a hot market with a housing shortage doesn’t mean transactions are proportional. A lot of times it is opposite, home for sale numbers are down, so more competition for ones that do come up.


In land you don’t see very many distressed sales

Yup - the house w/2ac we sold in 2016 for $410k is now appraised at $679k!
That's ok though, cause the $410k bought a 40ac property with house a bit further out, and it is now worth well over 1M, with the metroplex growing this direction!

It's not just rural. We sold 8 acres last year for $40k an acre. Same land would be $60k an acre right now and that's flood plain. We paid less than $6k an acre for our 25 acre home site in 2017. We have thought about selling it since we are holding off on building due to lumber prices but even with all the equity we have, we'd eventually have to replace it. Two acre lots around here sell for about $95k an acre.

Yeah and Folks , me included, biotch about appraisals and taxes. If you sold, you would probably make a profit today but that's no excuse for Counties taking use to the cleaners on property taxes. Mine has been locked but they use a formula to process that and mine has went up every year here in LLano county. There is a max and I'm getting close. Going in to Formal Hearing and try and figure out why it goes up with no improvements the last 2 years. Heck the House is only 2 1/2 years old. Built new. Don't pay as much as some but $5,000 a year is a pizzer. They say $5200 is the cap. Fayette County where I was locked before was locked solid. These pricks have another system.

Bought 80ac. in Young county two years ago wooded w/ mesquites two tanks stocked for $196 large, sold it 4 mos. ago for $275 k. Crazy good market for the seller.

I get offers in the mail about once a quarter from a law firm representing someone wanting my farm property.

I get texts on my phone every 3-4 weeks wanting to make a cash offer on my house here in town. Scam or legit I don't know..... confused2

A guy I know lives down the road put his 5 acres and a single wide up for sale listed at 170,000 but he said he would take 160 for it. Got 3 people in a bidding was and it sold for 193,000 he will be moving out next week.

Bought this 10 acres almost downtown Kingsland, if there is such, for $87,000 (cash) a few years back. it was on the tax roles for $50,000. It was listed at $112,000 and they took my cash offer. . When I got tax statement it was for $87,000. I Protested the $37,000 increase and they said in front of review well it's worth $87,000 as that's what you paid for it. "how do you know what I paid"? They told me "We work with the title offices in LLano County".

We get unsolicited offers for our place in Young county frequently, from real estate brokers with immediate cash sales clients.
Turned down legit $4000 per acre, had 3 'name your price' we can sell it calls.
We thought about just throwing out $12,000 per acre to get them to stop calling.
Haven't named our price because of the what if someone does meet it, don't really want to sell even at that price, no way to replace with similar or equal in this market.

It is a little unsettling when folks you don't know & never met know all the particulars of your property, details of minerals, improvements & amenities.

Do you know where they are from? It wasn't but a few years ago they could have found something and it not be like this. According to my mortgage buddy most purchases are out of staters now. I personally don't know anyone buying right now. My hunting buddy got off our lease last year and bought a place in April 2020 but that is it. He lives in HP and they have to one up each other though so their kids have their own place. Just kidding sort of.

My wife gets a listing it sells within 24 hours.


Problem is with homes people need a place to go and that's often the rub.....can't move if you don't have something else lined up. Fortunaley she has been able to pull some rabbits out of her hat for her Sellers to find some housing.
