Lord Jesus, I may be on the late show, but I just looked at our appraisal. It jumped 40k, and damn near a thousand in taxes. This is BS, it has gone up less then ten thousand in appraisal each year, but this year its more like five times the usual increase.

Are yall seeing the same thing?

A property I bought in late 16 or early 17 has now doubled in its valuation over the original purchase price. Another more significant acquisition has gone up 14.4% over the purchase price since October of 2020.

Yep. Last year, when I appealed it and had it reduced by $50,000. These ISD's are out of control in their tax/property grab. We need property tax reform to General Sales Tax. Property owners are getting raped by all of them. ISD, ESD, city, county, state and any swinging liberal that wants a new pet project. Taxation without representation started one famous war.


One shot is all it should take.

Collin County hasn't sent them out, nor do they have the tax value on their website as of yet.

I use a service to fight their appraisal amount, They can do a better job than me.

I have KY out and ready for their "Estimated Value"

They can increase your value, but are limited to no more than a 10% increase in the taxes you pay. This is for your residence. Get a good service and protest it. It's a PIA to do it yourself. Plus it's can be a good ole boy system at some of the CAD's

I thought Governor Abbott had all kinds of Property Tax Reforms he was suppose to enact

I remember the lottery was suppose to fund school districts by lowering property taxes, at least that was their claim to get it voted in.

I havent live in a house for a year so my taxes never go up.............but yes TX has to do something. They have about cooked their own goose.

I didn't know that, but the tax bill is right at 10% I guess the maxed it out as much as the could! The bastards

I believe the rule is that if they tax over that amount it is subject to a recall vote. Not that they can't tax you that much of an increase. We lost our petition for a recall. Not enough people cared to even protest. Just be a sheep and stfu.

Tax Code Section 23.23(a) sets a limit on the amount of annual increase to the appraised value of a residence homestead to not exceed the lesser of:

the market value of the property; or
the sum of:
10 percent of the appraised value of the property for last year;
the appraised value of the property for last year; and
the market value of all new improvements to the property.
Tax Code Section 23.23(e) defines a new improvement as an improvement to a residence homestead made after the most recent appraisal of the property that increases its market value and was not included in the appraised value of the property for the preceding tax year. It does not include repairs to or ordinary maintenance of an existing structure, the grounds or another feature of the property. Tax Code Section 23.23(f) states that a replacement structure for one that was rendered uninhabitable or unusable by a casualty or by wind or water damage is also not considered a new improvement.

The appraisal limitation only applies to a residence homestead. As stated in Tax Code Section 23.23(c), the limitation takes effect Jan. 1 of the tax year following the year in which the homeowner qualifies for the homestead exemption. It expires on Jan. 1 of the tax year following the year in which the property owners no longer qualify for the residence homestead exemption.

Similar increase here. I'm in the same county as the OP.

Everyone knows home prices are through the roof, so they're trying to make hay while the sun shines. And, "'Cause of covid" they're relishing keeping those doors locked and not having to deal with the public they tax. It's a win-win!

The lottery does go to schools but overall it's not much. School spending is way up. The property tax cap legislation passed by Texas GOP was a sham, increasing property values was all part of the plan.

School districts need to be severely reigned in. I know of a piece of property a local school district bought for almost $2.50 a square foot, they could have bought something for less than half that... we are talking an $8,000,000 faux paw here and the taxpayers will eat ever cent of it. That doesnt include building the school.

My property taxes on the house went up over 20k this year. Im fine with what they have it valued at, they are $100,000 under market, but the taxes need to be addressed.

Haven’t gotten ours yet, but they should be frozen this year due to over 65 exemption.

I looked back, and in the previous five years it went up no more then two hundred a year, and even went down one year. This year really jumped...... maybe its because of covid... why not..
