20,000 Acre west Texas Year Round Lease
Available to a corporate group or 1 party- not single hunters. MLD Tags Whitetail & Mule Deer. Ranch is high fenced with nice lodging included. 20 Existing blinds and feeders you can use. You are responsible for feeding protein in the off season and corn during season. Overhead bins onsite so you can have bulk delivery. Some Turkey, Javelina, Predators, Dove, Hogs if seen, Whitetail & Mule deer included. Quail will depend on the hatch and numbers seen.
Good roads and right off the pavement. This is a great deal for an existing group or corporate party wanting to entertain clients. 50% deposit to hold the property, we will not hold without a deposit upfront.
$4.25 Per acre. 10 to 12 Mule deer buck tags can be expected and 12 to 15 whitetail buck tags. Ranch would like to hold 1 mule mule deer tag for personal use.

Mule deer historic genetic potential Bobo, your posts are always so short. Are you talking about the genetic potential of the "general area" or the genetics inside the "actual HF property" he is promoting? We had a 4000 acre family lease south of Bakersfield all through the 70s and 80s. It was close to 50/50 WT and MD. Absolutely love that country. I have no idea what the genetic potential would of been because that was back in the day and we had no idea about management so we killed way too many young bucks. Ive heard there are some HF places out that way but it just seems weird to me because I think of that country as big, rugged and wild. I would think if someone wants a corporate type place that this place would be a blast.

It’s not a huge ranch and 10-12 Mulie tags a year is a lot. so feeding program has to be highly successful. It pretty moderately priced at 85k

We have been dry for the past couple of years so that has hurt antler potential. With consistent feeding in these dry conditions you will be looking at 140 to maybe 150 class mule deer.

This lease is still available. It is looking like we will get closer to 15 mule deer buck tags this season along with the whitetail. It has been a good year for rain.

Buddy hunts a big property there south of 10, thy have a ton of mule deer but a 150” buck is a real, real good one
For it is not the quarry that we truly seek, but the adventure.

Getting the itch to manage a big place again? You are funny but observant! Truthfully I am 68 years old and hunted all my life and killed some awesome deer and other animals - My itch to kill huge deer has declined some but I still love the management, camp, friends, and the experience. Throwing in mule deer to the mix kind of adds a new angle IMO -and the place sounds like a pretty cool place - we will see
