Hi all, I'm wanting a 40x60 shop on my property in Lucas. I'm in an HOA so it has to be mostly bricked, shingled like house, etc. I've got plans drawn up and approved by the HOA so I'm ready to get it bid/started. I've had a few guys come look at the property, but it seems most contractors in general are crazy busy right now. On top of that prices/supplies seem to be an issue at the moment. I've never built something like this so I'm just looking for any advice on where to begin. I do want a bathroom in it so I've figured out I assume I'll need plumbing/electrical done before a foundation is done correct? Any suggestions on a prefab metal building company? I'm in Lucas so would love to use someone local! Thank you!

Right now getting people out is a big deal. Get with gutit on here and he can get you setup. Unless you can weld and have the equipment to build something that size it would be easier to hire it done. Also with all the brick work and what not that will cost a pretty penny.

Will the HOA allow you to go with a brick veneer instead of actual brick for the wainscot? I am guessing they only require brick from ground level up to 36" or 48"? If they'll allow it that will save you some $$$ and you wont need to hire that out. Its pretty easy to do yourself.

Thank you both! I got with Kent and he's was extremely helpful. Kevin, my entire front face has to be bricked to the roof, the remaining 3 sides I think we have it 48" up. They even say I have to match my existing brick patterns which have some vertical/decorative designs around the windows and garage doors. I'm not thrilled, but it is what it is and just thankful I'm able to have the door where I want it.

I built mine with parts from Mueller

muellerinc.com

go pick the size you need, add windows, doors, vents etc ..

you can configure what you like

they 'll send you a quote

they also have a list of contractors they can refer


you want smooth floor (burnish)
have it insulated if you plan on living in it
Add 2 36" fan vents

get a roll up door taller than you think you'd need

if they tell you 4" slab, go 5 or 6" if you store heavy
equipments

windows will leak, pay extra attention and caulk the chit
out of them

4 ft door or larger

A building that size needs a good foundation and I wouldn't go less than 5 1/2 inches on the concrete with a good footing all the way around.

40'x60' from Mueller, plan on $40k *Wall height & roof pitch is a factor. Mueller is in Caddo Mills.

Go with at least a one foot overhang if you can. Consider adding "lean to" around exterior. 4/12 pitch is good too.

Cement pad with perimeter beams 12"x24" and internal beams of 12"x12" , 4" thick - $25k *4" is good enough if they do it right and use good concrete. *Thicker is NOT always better, but always more expensive. *Make sure they put down a good "high" base - drainage! *** And some builders use rebar other use post tension.

*** Before they put the plastic down for the pad, broadcast a Good granular pesticide. You will NEVER have a bug problem.

Bolt Ups take up to 12 weeks for delivery. Weld Ups about 4 weeks. Plan on $25k for build. *Qty windows and other add-ons effect price.

Buy Good quality windows. Windows provided by Metal Bldg. suppliers are usually JUNK. There is a material shortage effecting delivery of windows. Order as soon as possible. *** Ringer Windows in Taylor, Texas are EXCELLENT! 3 week delivery on custom windows.

Insulation - Go with Spray Foam if you can afford it. The "R" value of spray foam is exceptional. Use Closed Cell in open areas. You can use Open Cell in areas that will be covered later. Spray Foam should ALWAYS be at least 2" thick, if Not more. (4" for the walls, 5" for the roof / ceiling.) *Do not Foam and Bat. *Look up Spray Jones on You Tube for EXCELLENT info on spray foam. *And just because a guy has the equipment does NOT make him an expert. *Make sure EVERYTHING is covered and protected before they foam. It is a PITA to clean up after. *** Spray foam should be done AFTER frame out, electrical, and plumbing, etc. NEVER before.

Concrete floors - you can stain or epoxy. If epoxy, go with a commercial grade 2 part; not Lowes or Home Depot kits. ***Preparation is the KEY!

Plumbing / water supply. Consider PEX with the use of a manifold system.

Had mine built last year. It’s only a 30x40 with 14 foot walls, 12x12 roll up doors, 4:12 pitch roof. Slab is 5 inch thick 4,000 psi with 12x24 beams around perimeter and through the center. Slab cost $13,000 which included a concrete pump to move it 300+ feet from the street.

Building was a weld up, it was $28,000 with the 3 roll up 12x12 doors, 1 man door, 4 windows from HD.

Spray foam was $3,250 for 1 inch of closed cell, which is honestly closer to 2 inches. Every company I talked to and got quotes from all said 2+ inches was a waste of money.

Electrical was done after spray foam as I didn’t want it hidden in case I wanted to add drops. I went over board on lighting, that alone was $1,500, total electrical package was around $7,000.

That's a great price. Did they use BASF material or ? Did they spray 100% of the interior including the roof?

* 1 inch does meet the LTTR.
* 1 inch does meet the air barrier requirement.
* 1 inch does meet the vapor barrier requirement.
* 1 inch may not give you the "R" value you might be looking for. R value of spray foam is about 6 to 7 per inch of thickness.

* The cost for the contractor to provide the spray foam is fixed. For the money, you should go at least 2 inches. So, it's good you got close to 2 inches out of them.

I did the GC. I received numerous quotes, both from turnkey and doing the GC myself, I ended up cheaper but also took forever (6 months) which wasn’t a problem for me as I was able to pay cash for it.

Sprayed 100% of the interior including the roof. I don’t have HVAC in the place, and after having it foamed, it made a huge difference it the heat transfer through that metal. The best thing I did was 14 foot walls with a steep pitch, allows the hot air to get away from the work surface. That, along with 3 big 12x12 roll up doors positioned on the East, West, and South sides allows me to vent the place very quickly and take advantage of the south wind

I built a 30x52 slab and the shop portion is 30x40 with a 22x40 covered concrete parking. It’s also sprayed from ground up and has 12’ walls with two 10x10 roll ups and a walk thru door. $32k total built in 2018

Spent $47,000 for this one 3 or 4 years ago. (40'x60') 6" pour for 40,000 lb. bus. Insulated with (3) 14'x 14' roll up doors. Company out of Rockdale Tx.

Ha, I've been in hiatus for a while...I haven't gotten anyone to move on it. I understand supplies are crazy so we've basically come to the realization that it may be 2-3 years before we can get it done. I'm okay with that. While it is a big need for me eventually with my business, it's also a want so I can be patient with it for a couple years and hope all of the prices start to come down a little.

I did a 40’ x 50’ weld up with 16’ walls, 20’ x 40’ ridge extension, four 12’ x 14’ insulated OH Doors, 1 personnel door, 4 windows & close cell foam insulation

Price included large end of the earth travel charge. $62K*

*built in 2019. Electric bid separately.
