On the appraisal roll for $265,000, there is a home near us for sale for $598,000. Built in the early 60's, it has 2,600 SF of living space with no garage, four bedrooms, three baths and a standing seam roof all on about 1/3rd of an acre. In a very strange location there is room to park two small cars in the driveway (one in front of the other) and one on the street. Over the last three years, it has been completely redone. A real nice and convenient area with an awkward exposure. It's nice, but oh my.

Everybody's property value is going crazy except mine, mine's about right grin

I have noticed for the last 6 months it's out of hand. Look at all the expensive neighborhoods in DFW on realtor.com, sort by price or square feet, 90% of the biggest and best houses have offers. I've never seen it like that.

New homes are the way to go.... I was looking into some craftsman style houses, but they wanted 200-400 per square foot...... to top it off those older houses were pretty small, but still run you 250k plus. NB is definitely the second most expensive market in the area next to Austin.

My home just sold after 7 days on market for substantially more than appraised. No back and forth bargaining. The third person that looked gave me exactly what I wanted. I’ve owned it since mid 70s so yes I did very well

Georgetown prices are pretty crazy high too. I hope so cause we are about to sell my Moms house there.

PMK, thanks on the realtor. We already have some interested without a realtor or listing so we may do that. We also know a couple realtors we trust. If you want to recommend one Ill consider. PM if rather.

Yep, they are from CA.. I can't wait to see how much property tax appraisals go up. Basing property taxes on appraised values is a racket and needs to be changed. At least mine gets locked in this year and I have repair quotes to fight the appraisal. Austin is crazy. My brother just sold his house and moved to Burnet. He got a larger house on acreage for not much more then he sold his house in Austin for.

Things are going crazy right now. I hope they stay strong. Our pricing on the land we are building on and house we are building is locked, I feel like the value of our current house we will sell later this year is growing by the month.

I get to lock in my home value in three months. Hope nothing else sells around me before then, they just keep going up every time one sells.

Old Rabbit, make sure to protest and fight your value before the end of May. You will lock in your taxes based on this year's rate. Get it as low as you can for the lock.

I'm putting my house & property on the market soon, I'll be lucky if I can break even on it.

Had an offer on our MN house on day one, $10K over asking price. 12 bidders, 4 where all cash. Housing market is crazy everywhere right now.

I heard that North Texas has less than 30 days inventory right now.

I'm 35 minutes north northeast of McKinney and even our prices are absurd. I couldn't imagine what it would cost to live in the metroplex proper in a neighborhood that you could walk outside after dark.

I have several friends who are selling now, even though they are a year or so away from retirement, due to the looming expiration of the CARES Act. It has to end at some point and most predictions are a flood of foreclosed homes which will tank the housing market.

That is what I keep telling my daughter.

New homes are great, but I wouldn't want to build right now. I have 2 Nieces that are currently in the process of closing on some land and getting quotes on house builds. Have you seen what a sheet a plywood is going for now? The cost of building materials is HIGH.

I was lucky to get our costs locked in when we did. Material costs have gone up substantially since we signed the dotted line.

My wife listed a house yesterday with showings starting at 2pm. By 8 pm she had 26 scheduled showings and 5 offers above asking price.

If your buying don't bother coming to the table with a contingency in your offer. It wont be given a second look. Cash is king!

And how many of those 5 offers will be able to go to closing in 30 days, or less? There are way too many people making offers that they will never be able to qualify for.
