Think I will recoup the $ when I sell? You can take it to the bank. Hopefully so Bill. I guarantee you Bill when this happens, I'm coming to visit. May just have to do a Mexican food restaurant for lunch.

Off topic question. I just regraded my entire backyard with the exception of an area probably 50x40 that is well established in floratam. I'm hoping to put my house in the market in the next few months. What route would yall take on the dirt that I regraded? Sod the whole thing? Plug? Let it grow up in native grass? The backyard is roughly 125x125. That's 15K square feet. Unless I was planning on living there long term I wouldn't pay to have sod put in or proplug it. Few months won't make a big difference and the hot market owners won't care. I wouldn't do chit. Sell and be on your way as far as turf goes.

Whenever there is going to be a freeze you should always water the hell out if it...it will survive every time I mentioned that the day before the big freeze.

Bill going to guarantee it? Time to belly up to the bar. Let's play a game of hide and no seek. You go hide and and no one will seek you.

I talked to a local grass grower and he told me Floratam probably will not make it due to its lack of cold heartiness.

If you tug on the grass and roots still hold, it should be ok, but if it comes up, roots and all it’s probably dead.
