Please see map below

3-4 spots or more if needed. We have cash in hand for payment.

Must haves:

Water and Electricity.....we'll pay our part
Kid/Family friendly.......allowed to take game off of paying members allotment
Must have deer.......
Bird hunting would be nice, but not a deal breaker.
Don't want to be around a bunch of drunks. We all like to have a good time, but don't want on a beer lease when kids are involved.
Bow and gun
Around 5 hours from Houston or less
Game management program that applies to everyone.
Budget $3K +/- per hunter

We are workers, have tractors, welders and MacGyver like skills. We don't need baby sitting, most of us have have been in the lease manager role and know the difference between right and wrong.

We will pay a $1000 Cash Referral Fee for info that secures my group a lease or spots on existing lease.

We're looking for first hand info....the TPWD website, craigslist and lease finders are a waste of time 99%

I dont know much about TPWD website but I think if youre careful then craigslist can be helpful. I do think that "lease finders" being 99% a waste of time may be true but not when it comes to "leasehunter.com." I wont call it a waste of time but as much as I hate it, I think your $3000 budget will really limit your choices in the area you circled. I hope someone will correct me if im wrong.

Oh, they're out there. But the good ones don't usually have folks leave.

Last year my group was on one of the O'Brian ranch sections in Beeville. Just had way to low deer numbers. We paid $3200

The previous year we had a place in Doss, with an old 2 story farm house on it. Made a mistake and got off of it for the big deer in Beeville!

The previous 2 years before that, had a super awesome 600ac place in Pearsall. But when we renewed our contract, the owners didn't want to allow any kids under 16 on the property. If my kids can't come with me.....you don't get my money!

I kick myself in the arse for leaving Doss......along with 2 more buddies!

First off, I feel bad for you, you possibly should have proactively asked on here whether you should have gotten off Doss for Beeville prior to having done so; I for one would have told you, "No". Deer quantities much larger in Hill Country than Coastal plains counties, not to mention, those on avg. are not the bigger bodied deer or "True So. TX". I'm guessing you saw deer in Beeville not much bigger or bigger at all than Doss? Had you said you left Doss for Willacy, Brooks, Kleberg counties, it would have made a lot more sense.

I've hunted STX most of my life so I understand. Tilden, Freer, Rio, Dilley, Pearsall.....even poacherville ( San Diego ) Better deer numbers on all of them than the O'Brian ranch. Between 4 of us, we had 12 -16 cameras set out on trails, feed pens and just random areas. Probably only saw 6 different bucks over 3yo, and only 2 that were 5.5 that were hardly considered a trophy. That's with multiple sits for days at a time. Not sure why, but that specific section didn't have any freaking deer. The other sections around us held the deer.

The O'Brian ranch had killed a 203" a couple years earlier.....about 1.5 miles down the road. Multiple 160's and 170's. It's all low fence.

Those other So. TX areas you mentioned are much better numbers wise than Bee County as a whole, Tilden, Freer, Dilley, Pearsall and San Diego area. Guessing the O'Brian ranch is a large ranch and not as indicative of Bee county as a whole. Good luck to you in your search. Having grown up in Corpus, don't pass up any leasing opportunities in Premont/Orange Grove/Ben Bolt/Alice/Kingsville areas; you can find some pretty darn good hunting that close in to Corpus and possibly at a slightly better $$$ too.

Yup, O'Brian's about 50K acres!

And yes, we had a place in Rios in the mid-2000's that was great. But a new wife, new baby and then I blew out my back and was off work for a while. Financially had to get off of it. I touch base with the land owner regularly in hopes it comes available again. Thanks and stay safe.

Cut my hunting teeth on the Medio Creek off 202. Some good deer and that country holds huge numbers of turkey and sweet tasting hogs. 14 years on that country ended 15 years ago. I have buddies who were there when I started and are still there to this day. The O family has put up with some of 'em for forty plus years.

Oh, I saw some good deer at the opening day BBQ at the main ranch from hunters on other pastures. We had zero sightings on any mature deer on our place. Crazy for sure!
