the reports are that about 1,000 per DAY are relocating to the Austin area ... the housing market is absolutely stupid right now with multiple contracts going in way over the asking price. A realtor friend of mine had one a couple of weeks ago that the buyer put in a contract for $130k cash offer over the asking price on a $350k home

I am just south of Austin and was planning to sell in the next few months. Well, a buddy of mine, that is a Realtor called me and asking when I was looking to put it on the market, so I told him in a few months. He then says that he has a client that has been trying to get in to my neighborhood but has been unable to get to a house in time to get one under contract. I said, well there is a number in my head that if they can hit it, the house is theirs. It was under contract the next day, and exceeded the price I was asking for by a good amount. Now I'll be moving into a rental a friend owns , month to month until I can find some land to buy. I have been in this house for just over 2 years and will end up netting over six figures. The hunt for land begins!!

Realtor friend of mine said pretty much same. CA folks are selling their high $$$ homes and bringing that equity here and paying cash. She had a listing last week that sold for $80K over asking price and asking price was stupid high already. She said even the dumpy houses east and downtown off of I35 are selling for ridiculous money.

yeah, I have lived in the area my entire life and it is not the same place I grew up. Now I am going to happily pay a helluva lot of money to get back out in the country to get away from these weirdos that are inbound.

my wife tried to buy a house there the other day.....had 70 offers over asking price


We were in a bidding war on a property west of town......winning bid was $1.4mm over asking price

In a co-worker of mines subdivision near Round Rock there was a house for sale that had roughly 100 interested parties . One agent pulled up in his car while the selling agent was there for whatever reason and told the her that his client would like to offer 20% over your highest offer, will pay in cash, sight unseen and waive inspection. 21 day close at $989,000. 4 Years ago you could buy any house in that neighborhood for no more that 500k. Nuts!

We are in the market for a house upgrade, actively looking since mid summer and have been outbid a number of times. We don't HAVE to move but could use a little more space. I'm not willing to pay some of the crazy prices some of these houses are going for. All of the above stories are true. Most we've offered is $40K over ask. Saw one go for $86K over ask. Could've bought a house over the summer for $495K and sold it right now for $600-650K easily. Wife and I didn't like much about it at the time and obviously didn't know the market was going to do what it did or maybe we would have done it!

roflmaofunny how folks think these china owned clowns just predict carp out their rears. Musk is in the club and knows they are flipping texas. Folks riding his coat tail dont realize the business was built on their tax payer dollar. If fraud "predicts" a boom roflmao you can take that to the bank. Its going to blow one way or another.

The Texas we know will soon be history. It's getting yankeefied and californicated.

It's not just there. I was having lunch the other day with an old time Realtor buddy in Bowie. He asked if I knew how much my 133 acres 5 miles South of town was worth these days. It would be what is called recreational property. All trees and rocks with a poor white trailer house that I have added. Water well produces 1/10 gpm. "Private" road from gravel road. Dang near land locked. I figured about $2,500 to 3,000 per acre. He said to try $4,500 to $5,000 per acre. About 35 or so years ago, I paid $400 per acre because it had been on the market a long time and no real good chance of getting any productivity off of it.

Nope' not for sale.

They will not take work

I was working down there in 2007 all summer, I asked about 4 guys begging or selling water if they wanted to work. It was 500 per week, and lunch, not one took my offer.
