Troy, Tx, exit 307 on I-35 ----- 11 miles NE. of Troy. Deer, pigs and dove. What makes this work is that it borders over 1,000 feet on Deer Creek, wildlife is constantly up and down the creek. For the nay sayers on the price you need to get out and educate yourself on land values. This land isnt in BFE south west or panhandle Texas, it is just off the I 35 corridor. It sells for what it sells for. I personally myself bought an acreage tract to build on and the 2 properties next door also sold within the past 2 years. All of them were more than $8,200 an acre and are nothing but hay meadows with a few trees sprinkled in.

For commercial development maybe, depends how far off of I-35 I'd think; for hunting not likely but time shall tell...

If the naysayers are meaning nobody'll pay that for that area, well, I'm not familiar with the area, so I really don't know. If they mean anywhere, then, they're just "ignernt". Fbg. area is way above that at times...and they get it.

update ----------Just signed a contract , full price offer-- it's been for sale 4 days. People want to build a house on it --- they have 10 days to decide --- cash buyer out of Austin, they want to close by Mar 14. We'll see what happens.

Congrats, one thing I've seen is land is in scarce supply. Way more buyers than sellers for sure. Prices have risen dramactically. They are printing dollars left and right but the only people making more land are the Chinese out in the ocean. Dirt is the new Gold!

There's a lot of California money in Austin due to the tech labor pool. Just look at the companies moving into the area. Congrats on your sale. If anything, for those that questioned the price, the short time it was on the market may mean you might have been a little shy on the price. Values have been going up daily.
