In 2001, I purchased my home in Benbrook for 92K. It's a Choice home in a pretty decent neighborhood and I paid it off about 3 years ago. I just closed on the sale for 193K with no updating other normal maintenance such as a new AC system last year. By far the safest investment of my life. I wish I could have afforded to buy 4 or 5 more back then and do the same.

Real estate has been solid in north Texas.

I’m hoping to cash out in a couple years. Move to a non metroplex county.

Bosque County is sure a nice place compared to Murda Worth.

Only thing is if you turn around and put that money into another house in an inflated market..... did you really get ahead?

That money is in my bank account with the rest of my savings for my continued retirement.

Do you have to pay capital gains on it? If you do not put it back into real estate?

Anything under 250K is exempt from property gains tax.

Look up 3140 Dunhaven drive in Dallas. I paid $15,000.

Californians and New Yorkers are buying houses, above asking price, off a video tour on-line. It's nuts right now. Great time to sell, but you have to find someplace to land that you like, if it's your primary residence, before someone else snatches it up. That's the rub.

That is the real question

All houses in the DFW area have went gotten expensive.

Heck I am shocked you can still buy a house for under $200K that isn't in the ghetto or the hood area now of days.

What you said, one of our neighbors house sold the first day he listed it with a realtor. She never even put it on their website as she has a list of out of state buyers wanting to move to Texas. They did the video tour on-line that she sent them and made an offer above their asking price. I heard it sold for over $600K, nice place (3876 sq.ft.) with a spring fed pond and almost 10 acres. That's the problem my parents are running in to. They've been looking hard at selling and moving East out towards where the wife and I live. Problem is - nice properties in my area that are priced somewhat in reason sell instantly. Properties where they live now are selling pretty much before they even hit the market due to location and excellent schools. They paid 90K for their house in 1992 - it's been updated, but it should bring $375-395K fairly easy. Nuts.

Man, I wish I could find that down here. Around here, they'd put 15 new 2-story homes on it, with some apartments out front.

sold in 1982 for 76,000.
Time will tell on buying my Pharmacy in 1991 for $230,000. Anybody want to buy a pharmacy ?

That place would go for at least 1.5 mill in my part of the country. What a deal!
