Buddy and I leased a place out between Olney and Megargel last fall. Had good numbers last year and then around end of January the Deer up and left. Didn't see a single deer on camera anywhere on the property until late September they started showing back up. Up until Mid October we had probably 6 or 8 good young 3-3.5 year old bucks. Fast forward till now, we haven't had a single deer on camera during shooting hours and very few at night.

Question is, would you renew the lease again for another $2500 per gun and hope next year is better. Surrounded by wheat and hay fields, were on 320 acres with about half of it mesquite and the other half wheat. We've got more pigs and coyotes than we know what to do with. We've discussed negotiating a lesser lease price, adding a couple of food plots other than the wheat etc.

Similar situation years ago near Sisterdale. LO had oats planted we had lots of deer. Next field was fallow we had no deer. We got off.

If you are surrounded by wheat fields, it could be the deer are just not interested in coming into that place when the wheat gets up?

A food plot may help, but even they are more effective when you have the only one in the area.

I do brush control and shredding on one ranch that all the hunters there say they see few deer, but hogs inundate the place. They say the hogs keep the deer away from their hunting spots, and have seen them do it.

Place a couple miles down the road has plenty of deer, (and some good ones too), but the hogs there seem to hang around a wooded creek that runs through the place.

Hard call.

Do you have pens around feeder? Limit the activity as best you can. Easy in and out to hunt without disturbing much. Might be a great place if you can allow deer to bed on your property without getting disturbed.

Pigs galore may be the answer ----------- on my land in Falls county a Helo would fly low over our property, herding the pigs onto land that he could shoot them on. Of course he also herded off the deer and dove with the pigs. Eventually there were no more wildlife on our property,,, about 6 months after he quit the wildlife returned.

I've experienced the same thing in TX and Midwest states. In MO it was caused by EHD. It took the place 3 or 4 years to recover. In KS it was due lack of water. The deer population was back to normal after some rains and the creek started running. But, it took several weeks. In W TX it was due to lack of food. The landowner didn't plant any wheat and it cut our deer population by about 2/3. It picked up the next season when the wheat was planted again.

Those were easily identifiable causes. If its seemingly random and the deer are gone i would drop the lease. It's hard to fix a problem if you can't identify it.

I would guess the hunting would be similar next season. Not worth $2500.00 to find out.

We’ve got water (4 ponds) and cattle panels around feeders.

If you don’t feel the hunting is worth what you’re paying I’d say move on unless the LO is willing to work a deal with you? I’ve never hunted in that area and don’t know what hunting is like there but if you have experience hunting the area and aren’t happy there’s no need in hanging around.

Kind of similar situation I was in, expectations of the lease I was on weren’t reality. For what we were paying I know I’d been on places with more shooting opportunities and amenities but I gave it a chance for a couple seasons and then moved on.
