Just bought this place a month ago --- 46 acres , in the city limits of Lampasas,, tons of ducks and dove and deer. Can't shoot a rifle, but shotguns and bow are ok. Lake is 5 acres. My plan is to put a few RV's on it, which will pay the note. The theory is great,, I"ll see if it actually works out that way.

Wish you good luck with this endeavor. up I did not know that you could hunt with shotgun in city limits.

I’m a little rusty but I believe there is a law in place that a city can’t restrict you from hunting with a shotgun/bow with at least 10 acres and a rifle you need 50. Definitely not illegal outright.

One more factor ------ the property is triangle shaped ,,, the South part runs along a street, the other 2 borders, border a cemetery, so no neighbors ( that are alive) on the N.,E. and W. borders. My wife watches ghost TV shows, and has refused to go out there and look at it.

Lots of dove have been shot at that place over the years. One of the best flyways around.

BIL looked at buying it about 10 years ago and backed out because he couldn't build on it. It's in a flood plane is my understanding.

Posting a pic of what we are proposing to city -------- we're not really building anything, 35 RV slots, the flood way for the lake comes out of the right side, but it has never overflowed. Has to be 12 feet above the drain in the lake, at the levee ,to overflow. Plan on charging $650 mo. for a spot, they have 1/2 acre of land and lake to fish in with 30 acres to walk dog, or whatever. $150 more than most RV parks, but you are not shoulder to shoulder with your neighbor. As soon as the deal goes thru I will stock the lake with Florida bass and whatever else they tell me. They are not allowed to hunt .. 15 slots X $650 = $9800 mo. Loan of $800K at 5% for 15 yrs = pmt of $6400 mo. So basically anything over 15 slots filled will be profit. As I said, theory is great,,, hope reality is close to the theory !!!!

great in theory indeed!!! Don't forget to toss in the infrastructure (electricity, sewer, cable, water, etc.) for each of the sights and installation of all that including roads. Will each site be on city sewer or have it's own? Most counties that I've aware require minimum 1 acre per septic system, if not city sewer.

I know several people that have done similar without the other area (fishing, extra land space, etc.) and stacked them in like cord wood who went more with the McDonalds/Walmart system of lower monthly costs but higher quantity spots ... that made very good money and once it was established, sold for a sizable profit.

Final update ---------- went to Lampasas Planning and Zoning meeting last night and they refused to change the zoning, so deal is dead. sigh ----
