Been on the same lease for 25 years. Same price since day one. LO gets a knock on the door offering 3x what we pay. LO is retired, just scraping by most of the time. Property taxes have gone up. He calls us—"I hate to ask but could you guys kick in another 20%?" He left thousands of dollars on the table because we have built such a relationship over the years. I see a lot of posts on here about people getting screwed but there are still good LOs out there ...

I don’t know your financial situation but if you are paying what you did 25 years ago I am sure it is well below the going rate. If I were in your shoes, and financially able to do so, I would pay him more. He wanted 20% more I would give him 50% more or maybe even double.

Good to hear some good news. As stated, make sure you take care of the old feller. You know him better than we do, so give/help with what you know he needs. These types of relationships are becoming more and more rare. You obviously know and appreciate what you have. Happy New Year!

And I would be cautious about offering more than he asked. An old-school good guy might be insulted and interpret it as you think he needs charity, and that would damage the relationship. I had a friend from church out here with his kids a few weeks ago. We've been on a lease together and know each other pretty well. He wanted to pay me to hunt next year. I was cool about it, but, I doubt I'll invite him back.)

It speaks well of your hunting group as well.

If the LO had not seen that your guys were all good guys, and did things right, then he probably would have made a change.

I agree on this point of view 100%. To further the discussion, if the lessee is paying below a fair market lease rate (even with the 20% increase), wouldn't a "stand up guy" on the other side of the ball try to pay what is fair knowing they are still below market?

There are some intangibles to consider here as well - trustworthiness and what sounds like a great friendship between landowner and hunter has an immense value. Two stand up guys should be able to have a forthright conversation about being fair to each other.


I had 1/4 of the acreage of one of the places I lease sold off to a neighbor. Landowner was under no obligation to let me know, but after a decade of leasing and working cattle with him, and having close family friends in town, I would have figured I'd make the short list of folks to notify. I would consider him a friend, but that move soured my perception of our relationship.

I agree. In fact we have offered to pay more in the past but he wouldn't hear of it. He said he would let us know when he needed to charge more, and he did. We do help him out with projects & repairs from time to time but he's a proud guy and doesn't like to ask for help.

i live in a welfare state, rofl (so been told), farmers here havent raised thar prices neather, still Free ta hunt...

They some of the greaest people ya ever meet... Hard working... Seen too many of reverse...

Great guy and likely you are in a great group. Sit down and talk it over with him and you will realize if he would be offended with more dollars. Seems the cost of lease should be increased more than 20 %.

It's rather easy to find the going rate per acre for leases in just about any part of Texas. It's far better to be paying at or near the going rate than have the landowner learn from someone else the great deal you've been getting.

In addition to what I pay for the lease, I also make it a point to give my landowner a Walmart gift card for Christmas.

Appreciate all the feedback. He knows what his land is worth and we have offered to pay more in the past and he declined. His exact words were, "No, that's not what this is about." What he was offered by the stranger at his door was way more than the going rate in our area. We increased it to what he asked for and said we would make the new price retroactive to this year. We'll sit down with him in the spring and make sure he is happy and/or talk about further adjustments.

Just flat awesome that there are still great folks out there that do not care about what everyone else is doing or getting, they just do what they think is right for them and the people they associate with.
