Hey Everybody,
In the midst of my first year in a while without access to a lease. Public land is nice, but with three little kids at home, it's hard to get away and I'd like a little higher success rate. I'm starting my search for the 2021-2022 lease already.
I'm located northeast of Denton and am looking for something within an hour and a half. Some counties that would be in my search radius are: Jack, Wise, Denton, Palo Pinto, Hood, Johnson, Collin, Clay, Archer, Montague, Cooke, Grayson, Fannin, and Hunt.
Working with a teacher's salary here, so my budget would be around 2k. With that in mind, I'm not looking for trophy bucks or thousands of acres to myself....I've checked my expectations. I will throw in a 1k finder's fee for a signed lease though!

I would take a day and hit all the feed stores in those counties and post your name and number. Also call the Chamber of Commerce in each county and see if landowners post with them that they have land available for lease.

I'll concur with my good buddy 4Weight and some more suggestions; hit the rural deer processors and kick the tires some, a lot of times they know of places hitting the market and a lot of ranchers, hit the local hangouts, the pool halls and restaurants/bars and don't be afraid to bring up hunting politely, finally pick up the local classifieds and check for leases especially around Spring/early Summer. Thanks guys, I really appreciate the advice. I've been sending out letters to landowners as well. No luck yet, but I've gotten a few nice replies.

Find a few guys looking for a lease and make a finders fee reward and post it everywhere, that way you have people you’ve never met keeping an ear open to anything and contacting you. That’s how I’ve done it in the past with great success, free money is appealing to just about everyone. It’s money that you just have to figure into the lease cost the first year and move on.

Ive never thought about paying one or receiving one but if a person factors in all the costs of hunting and how important having a good lease to hunt on then its not all that much. I absolutely would think it would help you find a lease. Your problem will be finding something within your budget.

For the right lease that I could potentially end up being on for a long time, I felt that I could justify the expense.
