We just finished our refinance with rocket mortgage. Bought our home 2 years ago when rates were high.
Went from a 30 year @ 5% to a 30 year @ 2.65%

Buddy of mine is a broker and he has done two re-fi mortgages for us. Latest was just this summer and we got 2.71% on a 15 yr. It dropped our payment a couple of hundred dollars a month and the closing costs were pretty reasonable. The other good news, I've just kept paying my mortgage with the same $$ amt we were paying before the re-fi, and applying the couple of hundred each month to principal. By my math, doing this consistently will eliminate more than 6 years of payments - not quite cutting term in half, but almost.

Almost refied my current house with Ramsey a few years ago.
Depending on what you owe and what your rate is, you can probably save more by just upping your payment. Refi's are not free, and most times they arent cheap, they roll it into the loan amount and many times it negates any or most gains. Get a financial calculator and see what upping your payment on your current load does, it can change it quite a bit.

Ours is a 15 year near 2.75.
Done in the last 6 months with integrity mortgage. 2.625%...also used Integrity Mortgage on our new house two weeks ago. Keith and his team where great to work with.
I am still looking for the perfect apron, one with reinforced knee areas would be perfect.

My buddy, Randy Tolouse, is a mortgage guy and has been for years. He’s done all my stuff. Straight up and no nonsense kind of guy like everyone here. Super nice and knows his Sh!t!! I just texted him and he said rates are at 2.75 to 2.99 for 15 and 30 year terms. He’s always accessible and can structure it to best fit your situation.
Edit: the above rates are for a 30 year fixed. 15 year rates are .25% less. You can get a 2.5% rate on a 15 depending on credit scores and LTV

I did rocket mortgage about 4 weeks ago. 1.99% fixed. I knocked 5 years off my payments, went from owing 20 years to 15, and my monthly payment dropped about 15.00 per month. I was at 4.34%

Nice...what rate did they quote you? Also, be sure to pay attention to all the fees on the loan estimate when comparing companies. They vary company to company.

If you are a credit union member, check and see if you have enough equity to do a (home improvement loan) and use it to pay off your present mortgage. We did that several years into a 15 year note and dropped 2.875% and it really helped. I don't know if it is still the same but there were NO closing costs, inspections or survey required. We kept our payment the same and made extra principal payments as we could and paid a 15 year loan off in right at 7 years. Good luck, which ever you decide to do. ,

I spent 1/2 hr on the phone this afternoon with Lending Tree ------ here are the numbers ------- no lien on my house now--- want to borrow $400K for either 15 or 20 yrs. , over 800 credit score --------- they tell me interest rate will be 2.75% ------- I have to ask,,, what is the APR ( annual percentage rate),, she reluctantly tells me 3.1% ------------- fees - $1600 to lender and points to her. the points ??? $11,325. So a total of $13,000 ------------ No Thanks ---- will check Teachers Credit union next.

We did this stuff years ago. The result? I got debt free quite awhile back. Now, if i could just keep the Wife from going to Winstar.
