What would be the average price of a lease near san angelo? Also what are some typical rules you guys see on your leases? I would prefer a place that I could take the family camping, not sure if that is a typical thing.

Everything from $1,000 a gun(extremely rare) to $8,000 a gun more or less.
I would guess $3,500 a gun is around average
Lease rules differ as greatly as personalities.

I hunt south of Christoval. $3500 for year round. Lease fee is actually $2750 but we pay extra for protein, electric, WiFi, cable. Place has a cabin and RV hookups. 10 guys on 2700 acres. 5 deer with one trophy. Guests allowed anytime. Barn to store side by side and 4 wheelers in. No hogs and no exotics. Trophy in the 130s but getting better. We have been feeding protein 4 years and have been shooting culls and does mostly.
