Finally looking to buy some land. Area of interest is west of 35 and within 3.5-4 hours of Fort Worth with closer obviously better.

Just looking for a recreational placer to park a camper, shoot, dove hunt and hopefully have enough room to put a couple of tower stands for whitetail. So dove and deer are the preferred game. Preferably some cover and water (tanks/creeks). Secluded is preferred, though some improvements (water, electric, etc.) would be nice. Love 50 acres+, but would consider smaller for the right place. Wouldn't be interested in anything much smaller than around 20+/- though. Not really interested in a ranchette, but would look at all options and it would have to be a special place.

Prefer to keep budget around $120K, but could go $150-160K for the right place. Would be cash deal.

That is going to be hard to find, but not impossible. Just don't get in a hurry and settle for something.
Lands of Texas is a great place to look. I've bought 3 properties that I found there.

The Coleman County place looks interesting - about 20 miles west of me. Historically, Coleman County has had lots of deer. Nice that it is easy drive to Coleman and Santa Anna for supplies, and also an easy drive over to Brownwood. Go 20 minutes west on 67 for great food at Big O's.

Looking at photos it appears it already has power and water to the property. That is HUGE in my opinion. Pulling a power meter/poles into a property can run into the thousands of dollars, and depending on depth, a well can be pricey. This one won't last long...

Let whatever amount of the cultivated areas you chose to revert to native for a few years.

Similar to a gun safe or a tractor, it is very rare you'll hear someone say they wish they had a smaller one.

I hunt in this general area, good amounts of game. this property has been on the market for a little while now, might be willing to deal.

Thanks for all the responses.....very helpful. Had seen a couple of those when browsing online. All three are possibilities and have positive qualities, but all have drawbacks too, i.e., ranchette, too much cultivation or just too expensive. Of course finding the perfect place in my price range is impossible, so will have to compromise somewhere. Of course Rustler makes a good point on the property he mentioned in reverting back some of the cultivated areas to pasture. And would be easy to do with that one since it's in three separate pastures.

Cultivated area can be a very good thing, soil has already been broken and usually amended to provide for crop growth, easy to plant whatever you chose.
Imagine 2 of those areas left in sunflower for bird hunting, plant the largest area in a quality perennial deer seed blend.
The draw that goes through the property is a natural highway for deer.

Never hurts to put in a legitimate offer.
Like most major purchases very few folks pay full window sticker price for a vehicle or full asking price for a house or land.

No reason you can't find a small tract good to excellent for your use 3.5 hours or closer, the one I linked to just over 2 hours.

If you'll go East, there are several properties in Hunt County that would suit your needs. For example: 19-acres for $95K asking price. 47-acres for $180k.

That Taylor county property is gorgeous for a small place.
