Anybody have a lead on a company offering best prices for faucets, drains, etc?

Good luck! Buddy just did his. Had to redo the shower 3 times! They didn't grade it properly so water puddled!

It started when the pan under my shower went out. So since it has to be ripped out, what the hell, might as well do the whole bathroom.

Master bath and kitchen are key to resell. One day I’ll be gone and it’ll make it easier on somebody.

......and I am good on guns.

I remodeled our house in 2013. I tore out both bathrooms and kitchen myself and hauled it off. I paid my cousin to GC the first half and he subbed out all of it and we move back in and then I tore out the other bathroom and finished the bedrooms on the other part of the house by hiring the same subs he used for the first half. The cost to completely gut and finish out the master bath only with custom cabinets, granite counter tops, tile shower and bath plus everything else probably ran about 12 grand since I had to include the GC fee(cost plus 10%). We only lived there 3 years after remodeling and then sold and built on new property. I am sure that I did not recover what I spent but we got to enjoy it. The inside was totally remodeled and and it was like living in a new house.

Disclaimer I own Carrington Roofing & Construction, LLC. I’m having my guys to do my bathroom for me. I would be more than happy to give anyone a quote for a bathroom remodel. Basically the small closet looking thing in back was our shower. It was small. We demoed it and are turning it into a closet. We will install a new commode. We took the bath tub out and are converting that area into a large shower area. New floors will be installed. Already had the Quartz counter top installed with black fixtures. Will be demoing the soffit and adding a backsplash to that entire wall. New flooring and paint as well. This is where we are at so far after a couple of days work.

Excellent job, TPACK.
About what we have in mind. Contractor is quoting 10k for everything except the tub, sinks and hardware so I figure 12500.

Your place looks great.

Well we are almost finished. Needs paint and a little more finish out. My wife is pleased and that’s all that matters!

I would be more than happy to quote you a new bathroom remodel!

A large bench seat is the one thing my wife absolutely had to have. We reused our elongated commodes and used the money we saved on a better set of shower heads.

Use ceramic tile vs natural stone in shower. Natural stone requires much more maintenance. Use smallest mortar joints you can to avoid moisture penetration, again a maintenance issue. Use the Kerdi waterproof system, old school rubber bladder is well old school.

Vent fan in shower is most effective to remove moisture. Vent to outside not into attic. Install a countdown timer for fan so fan is programmed to run a bit after you get out of shower. Skylight provides lots of natural light if single story.

Install outlet near commode for heated toilet seat. Easy to get real spoiled once you have one.

If you are installing a shower wand separate from your shower head make sure plumbing is looped properly to allow for proper mixing or you’ll have shower head coming out at one temperature and wand at another.

Insulate interior walls for sound abatement.

Not an option here.
Love my house, love the location, love my neighbors. And it’s paid for.

Always an option.

My last house was paid for, Loved the location, Sadly it was in Irving and the decay of the city forced me to leave. City officials had no desire to keep up and maintain most of Irving and code officials let the city turn into a Chithole
