I am interested some investment properties in Dallas, specifically Uptown/Oak Lawn, Kidd Springs/Lake Cliff Park, Little Forest Hills areas. What is the going price per square foot for a ground up build in North Texas? Don't need an exact figure for budgeting, just need an estimate to help me make my decision on the area.

All depends on finish out, amount of demo required and how many your builder is helping you with (volume vs margin). FiL was doing it a few years back with a partner and they were close to $110-130 sq ft depending on project. Worked out well since they were sold in lakewood though

Thank you, I was figuring around $125, new build comps in the $200-$250 range

$125 is a good number.

Uptown/Oak Lawn your problem is going to be the land itself. IF, and that's a big if, you can find someone willing to sell they are going to want a lot.

$125 a foot is going to be a bare bones house. The builder I work with is running in the mid $140’s right now for a basic home.

It is a house on a decent sized lot for $284k, would be a complete demo.

Im not in north texas, but my BIL/SIL just build a home, not bare bones by any means but nothing uber extravagant. My brother is in beginning stages of it and my wife and I are probably going to be starting building within the year... Unless you are bringing something to the building process I don't think your going to get much of what you want for $125 a foot.

$125 is me subbing the work myself and does not include complete finish out.

I did this recently...cost me about $22-24k to have the house torn down and removed, and that was by far the cheapest bid.

Extras will surprise you...concrete, fencing, appliances, etc. A lot of price per foot depends on size and layout.

I think you need to up your budget a little in those areas. Especially LFH. Looks like a few lot value only for $295K available. New Leaf built my buddies home there. People want nice things and are paying for them. I couldn't stand the neighbors over there personally. Houses not sitting on the market more than a few days to weeks where I am now.
