Good afternoon THF,

I hope all is well these days. We have some spots that recently opened up on our lease outside of Goldthwaite, Tx. If you're interested, please call me (Lane Palmer) at 817-266-9811, as this is the most efficient way to reach me. I'm very busy guiding fishing trips right now, but I'll call you back as soon as I get off the water. Here are the details:


Camp and Property Details

-Year around lease - please see financial details below
-1,400 acres low fence, MLD property (get to rifle hunt from beginning of October to end of February)
-Part of 9,000 acre low fence WMA since the early 90s
-Full lodge that sleeps 12 with all the amenities of home (wifi, satellite, gas stove, two full baths, stainless steel appliances, central heating and air)
-Full RV hookups
-Family Friendly
-15 stands and feeders (everyone gets equal shot to hunt any stand they want - in other words, new guys don't get stuck in the corner)
-4 protein feeders
-All rifle stands are two man set ups, while the bow stands are mostly single man set ups.
-Two Electric Winches and Scales for cleaning animals
-Walk in freezer for hanging animals during long stays or warm weather
-Entire property is accessible by truck, atv recommended for easier/faster traveling

Hunting and Fishing Details

-management minded group in that we don't like to shoot bucks until they reach 5.5yrs old, unless deemed as an obvious cull by the lease members.
-mountainous terrain mixed with mesquite flats, creek/river beds, oak mots, open fields with volunteer wheat and rye
- 25 acre lake
-13 acre lake
-Colorado River
-Pecan Bayon
-Several Stock ponds
- Lakes stocked with trophy largemouth, bluegill, catfish and crappie
- River fishing is good when we get good amounts of rain
-Ducks
-Deer
-Dove
-Hogs
-Turkey
-Predators
-Rattle Snakes
-Typically get issued 40-50 doe tags a year and 15-20 buck tags
-Protein fed from end of February to end of September
-Corn fed year around

Financial Details

-Year around lease - money is due April 1st.
-$5,000 per gun (must come fill feeders and help with property twice during the summer)
OR
-$5,500 all you have to do is show up and hunt
-payments include all stands and feeders, corn bill, protein bill, utilities bill, everything.
- family can hunt on your tags (if your family member shoots a trophy, that counts as your trophy deer for the year

Looks like a very family friendly place. Im sure some will jump in. Im curious you stated MLD tags were 15-20 a year and its 1400 acres--is that about normal for that area?

It was nice speaking with you earlier Cajun!

Freerange, I've only been there for five years and that's what we average. All the property owners have to do spotlight surveys to comply with their MLD rules. I don't know their exact numbers, but I assume that they are all seeing healthy numbers too as the biologists seem to be happy with everything.

I appreciate the kind feedback everyone. I can't believe we were able to get on a property like this in the first place, and I have truly enjoyed the last few seasons of hunting and fishing out there. I've gotten to watch a lot of youngsters shoot their first deer, which has made it that much more special. I know it's not cheap, but my goodness we have a lot of fun on this lease. It's close to home and with the hunting season being so long, a person can really enjoy some quality stand time and be picky with what they want to harvest. When February comes to an end and spring starts to roll around, the fishing and hog hunting really gets good.

I plan to run down next weekend for some frog gigging and trot line running, so I'm hoping that goes well!

Lol, I’ve cooked in that kitchen! I’m surprised by those pics, they’ve heavily managed for a long time. I would have expected larger. It is a great ranch.
