 ISO Lease: Looking to repay my old man

Looking for 100 - 200 acre lease w/ year round access that my dad (70 yrs) and I (34 yrs) could have to ourselves. Looking to repay my old man for the sacrifices he made to make sure we spent time together outdoors as a kid. If it was just me, i would prefer a larger existing lease with members, but i've got plenty of time for that down the road and want to try and get a couple more years of hunting in with him. No amenities needed and would realistically need to be 3.5 hrs or less from DFW.
I know it is a longshot, but figured i would try.

What kind of hunting? If dove and duck, you may look at 3 Curl Outfitters. I have a dove lease here in the New Braunfels area, but I know they have a lot up your way.
